It's not awful, it's not perfect. It's just kinda there.

I'm just going to be honest, because that's all I can do, and I figure it is what you want.
Move-In / Move-Out : Not too shabby, pretty relaxed.
Lease dates : Decently flexible, so pretty nice there. But if you're looking to extend your lease just a few days, do it 2-3 months in advance, else you'll probably get hosed.
Parking = Parking for YOU, is perfect. Not many people live in UC anymore, so well, there's plenty of parking for ya. Parking for your friends, atrocious. The only real available extra parking is on the street. That's it. So it's a give and take honestly.
Noise = I really didn't have many complaints.... heck, I had neighbors that partied till 5am, and then woke up at 7 and started to party some more. And it really was pretty decent. Only noise complaints are from their maintenance crew, becuase they like to roll a dice and see at what AM hour they are going to show up at. Could be 9 AM, could be 5 AM, who knows! =P But you'll find out when they start banging on your building with hammers. (In all honestly, they were going through quite a few renovations when I was there, so it could be a timing thing.
Grounds = They are decent, don't really know what more to say. I didn't take much advantage of volley ball, basketball, or the pool. I'll admit, I'm more the indoor nerdy time. What can ya do'
Safety = Hahaha, fun time! Soooo, let's see where to start. Our AC unit started to... "malfunction" shortly after move in... and by this I mean, half the apartment would be 60 degrees... the other half 85. PS: I'm really not lying to you. These are factual numbers. Well, as the year goes on, we keep having to replace/fix our AC unit due to it freezing up from trying to actually cool both sides of the apartment, and they end up finding out "something" is clogging the vents. Well, also as the year went on, the warmer side of the apartment tenants started noticing more frequent sickness / pain / just all in all feeling pretty awful. And I mean awful as in, it felt like you woke up with a hangover, after having 0 drinks, and 9 full hours of sleep. Well we found our little "clog", it's most likely mold. And we were told, to replace it, they would have to move everyone out, and take out the entire system. Well guess what, someone moved in less than 4 days after we moved out. To whoever obtained our room, I'm sorry, Tylenol is your friend, and maybe an air mask. (I'll admit that maybe we were the situational room that they didn't care about, but hey, I'm going to review them for what I payed for and what I recieved)
Construction = It's a little awful right now with the new renovations, but with time it should be better.
Maintenance = Like as it has been said, there is no 24 maintenance. It's the "get over it and wait till tomorrow if your lucky." I'll admit, they fix AC units QUICKLY, but I think that is due to legal issues to be honest. The rest, good luck, it may come tomorrow, it may come 3 weeks from when you place an order. My roof has been caving in for 6 months now. Took them 3 weeks after reporting it for them to show up, afterwards, they said they would do something about it. 6 months later at move out, I stopped worrying about it.
Staff = it's a mix match crew. Some are amazingly friendly and polite, others are rude. What can you do'
Rent = Ours was about $375 a month, which is pretty nice for the area. With utilities added in, which by the way... don't scale with how much you use them, more so how much the utility company decides to just throw out as a number that month, it comes to about $450-475 / month
(really not lying.... our last month utilities was the same as the month before, with only 1 person living there instead of 3. Water, electricty, everything was about the same price, make sense out of that one.)
