I am writing this review because it seems like the people who love this place don't take the time to inform everyone else (which makes sense, most people don't go out of their way to tell people they are satisfied, but if you aren't satisfied you would definitely put a whole lot more energy into it).
Let me start out by saying this place was the last place we looked and we almost didn't go because we were so exhausted at looking at places all over College Station. It is perfect for us. It is not a "family" apartment; it is meant for college students so the rooms are the same size. We live in a 2 bedroom, 1.5 bath - which means we share a toilet and bathtub/shower but we each have our own sinks and vanity area which is rather large so you can spread out. It works really well getting ready. Simply put, the layout is awesome. It utilizes the space well, we have a balcony and a washer/dryer - something that was important to us. It is a nice, well-kept place. It isn't the nicest student apartment I've seen but it's a great deal and it's definitely all that my roommate and I need to live well.
The management here is very nice. We pay less than the posted rate since we signed a lease about a semester before we moved in (Jan 08 for Aug 08 move in). We renewed our lease for the 09-10 school year since we love it so much and still pay the same rate, which has gone up twice since we moved in. We also each received $200 Visa gift cards. I know this is kind of trivial, but our apartment has free green and gray scantrons, as well as blue books - so I never have to pay for them again. They've had a couple of parties and contests and things which I don't participate in, but they do try.
Maintenance-wise, one day I turned on the kitchen sink to do the dishes and couldn't get the water to turn off. The maintenance man came in about 30 minutes to fix the problem. When we moved in, we didn't have bar stools, and once we called and asked if we were supposed to have them (our apartment is unfurnished) they promptly had them in our apartment the next day. My neighbors are courteous, there is always a place to park, and there is a lot of stuff to do on the grounds. It's on a bus route to A&M, too.
There is a multitude of lease options - 12 months, 9 months, summer storage, etc. Definitely very flexible. You can pay your rent online directly from your bank account or credit card, so that's convenient.
All in all, if you can't tell, I have thoroughly enjoyed living here and thought that the management has been reasonable - willing to take care of us and keep us living here until we graduate. I can't imagine living anywhere else.
