I don't know if the person below me lives on the same property, I have had a roach problem day one, there are too too many stray cats on property, there is structural damage to the property, so that would explain your low rent for the size apartment the old cliche' you get what you pay for. The Management is fraud, they lied and said they were doing renovations..... where' The parents don't watch their kids on bikes and Scooters they are always in the way of traffic, it has been addressed in the news letters they send out but to no avail. They have you sign a lease then after you are in they alter the provisions as they feel meaning they insist that rent is due on the first, they charge you on the 3rd when it should be the first charge on the fourth. The dumpsters are ALWAYS running over with trash, pretty disgusting, I got to get out, lease or no lease, it is just that disgusting. But if you can live like this and pay the low rent, go for it , I rather struggle to pay the extra 200 dollars just not to be embarrassed to bring people home to visit.

Believe me, things are a bit better than they were 1-2 years ago in important ways, but it'll never be the Taj Mahal. It's quieter for sure and feels safer. Back then there were gang bangers, drug deals in the parking lot,etc. The "strict" management policies came about to get the undesirables out, I imagine. There are certain renovated apartments costing $100 extra each month. The rest have original fixtures, with some "updates" through the years like flooring and that's of cheap quality. The cheap construction is typical 80's and first floor neighbors complain of footsteps above. You can't even take steps anywhere without it sounding like a herd of buffalos passing overhead. Rents were under market and now catching up fast, without any real major improvements. But I think it's happening piecemeal. I've looked at what's out there in the NW and it isn't pretty unless you are in the Woodlands and paying an extra $4-500. I feel sorry for these little homeless kitties, but look on the bright side. They must be keeping the mice/rat population down. All the folks need to take responsibility for keeping things clean and stop overstuffing the smaller trash cans or putting inappropriate things in and near the dumpsters. In the end, you'll have to determine if it's all "lipstick on a pig", just maybe one you can afford???

So sorry you're having issues! Fraud is a dangerous word to throw around though. There is no structural damage here that has been brought to my attention. We are not doing renovations and I do not know where you got that impression. We have a great 'upgrade' program on certain homes on property. Obviously not yours or you would be paying for that. You do get what you pay for. That's why our pricing is right in line with everyone else in Cypress. We have a charming, well kept community. We rely on our residents to take pride and do their part. You are obviously not a parent or you would understand that children will play outside! Whether you are in an apartment home or a single family home you need to watch for children in streets and parking lots. There is no 'altering' provisions of the lease. It is clear, in writing and explained that rent is due on the first, late on the second and late fees begin on the third. Just as at any other community or with a mortgage company..you don't pay? you can't stay. We have fantastic residents who have lived here many years and love it. You cannot, however, please everyone. We know that! ---- :-)

Yes, you can tell by management comments they have a sarcastic tone probably reflecting a bad attitude. Surely couldn't have made their point in a more professional manner. LOL

I agree living downstairs is a night mare I have lived here for four years now the reason I have hanged in many times because I have not felt unsafe at any given time. BUT I WILL BE MOVING OUT NOW WITH THE RUDE personnel OR THE PERSON WHO HANGED THE PHONE ON ME. WOW I called to complain this morning around 8 am that my neighbors was way to noisy. They actually woke me up. The woman who answered the phone was very unprofessional and rude. I have not had any problems like this before but she said asked rudely with her voice loud what noise and then said it's nothing we can do about it it's day and hanged the phone up on me. I AM OUT THE RUDE PART I CAN'T DEAL WITH

I am a parent/tenant. My children aren't outside unsupervised, nor do I have a problem with kids that are. I like to see kids happy and playing.
But.... one day backing up from the mail box (an obvious high traffic area) a small child like 3 yrs old rides quickly behind my car (which is already in reverse) on a skateboard, not standing - sitting on it.
Unbelievable!!! This child never missed a beat. Has no idea how close that danger was.
I don't hold the apt complex responsible for this child's safety but some adult needs to wise up real fast, not that I saw any adult present. This was an extreme near miss. Many lives could have changed that day.
