I lived at Stonegate about 2 years ago and I found the same problems people are still having. A suggestion: contact the Houston Apartment Association and see if they can help. Every letter or contact should help, and a petition by residents regarding poor maintenance, non-residents at the pool, hungover maintenance people, etc. if sent to the Property Management Company who owns Stonegate and copied to the Better Business Bureau and the Apartment Association should help. There are definite Fair Housing Laws in place and they are guidelined by the industry and the federal government to protect the lessee.
I'm a former property manager (10 years experience in Louisiana) and I know that my owners would not have tolerated some of the things residents are complaining about. My job would have been taken from me.
Other suggestions:
1. Always check with current residents before you rent!
2. If possible to rent from a locally owned management company, it's always better than one in "where the hell ever".
3. Keep calling with problems, don't just make a call and settle for "when they get around to it"
4. Negligence is the largest reason for lawsuits against property owners. Things like "broken glass around a pool", "leaking roofs", etc., are all signs of negligence.
5. Never accept bad or rude behavior from a staff member, take the time, send a letter, and complain to all who will listen. If you can find the management company, by all means, send a letter, email or whatever!
