If you prefer unresponsive management, theft (car and within apts), loud noise and music all nite long with no help from "management", and poor maintenance, this is the place for you!

1. There's dog poop EVERYWHERE
2. dumpsters are far away, but you get lots of exercise hiking to them...
3. lots of orientals(who cook food that puts a horrible stench in your apt if you are above them) and middle easterners, and --------- live here
4. police know these apts well--drug busts happen frequently (noisy and dangerous when these busts occur
5. SMU students have all night parties with live bands--even on Wednesday nights! And they couldn't care less if you call the police, since they are spending Daddy's Money and he gets to pay the $500 fine ).--"the party never ends" and management loves rent-paying students!! so they do nothing but give you excuses or shrug...
6. my washer and dryer are squeezed into my "walk in" closet
7. The plumbing is old and unreliable. And the management fired the two guys who could and would fix anything needing it promptly. Their replacements truly have the "manana" attidude, and often do sloppy, shoddy work. Guaranteed: YOU'll have to clean up after them!
8. The air conditioning is inadequate for upstairs units with Western exposure!!!!!! To sleep at night we had to close all the ducts except in our bedroom. Guess what size the electric bills were...'
9. We had two Raleigh bikes chained to the steel banister in front of our apt. You only appeared there if you were visiting us; it was not a common area passageway. They were stolen within 2 weeks.
10. They repainted and recarpeted our apt before we moved in. But they put the carpet down before they painted, and the sloppy painter spilled/dripped paint ALL OVER the new carpet!
11. the office staff and property manager change every few months--3 times in the 12 months we endured living there. The new manager is a failed attorney whose principle role appears to be finding nit-picking reasons NOT TO MAINTAIN the property, shut down all night parties, etc.
12. the spa is filled in with dirt and flowers
13. it's on the SMU bus route. If you like living with rude people who regard civility with derision, high speed driving, loud radios with booming base (comes right thru the walls), and lots of obsenities, this is the place for you...
14. I get flyers on my door for chinese food and pizza almost daily. The "gated community" sales pitch is a sick joke. Once the gates were all unlocked for over a month because the Dallas Fire Department was FORCING them to bring the gates and computer controls thereof up to minimal specifications, and it took them over a month to do this. Soliciters just wait till someone enters the gate and just follow them in and no one does a thing about it, so your doors get knocked on frequently by religious beggars, salespeople, and who knows who else' I know of one resident who was stabbed while we lived there.
15. there's no microwaves so you better buy one
16. ROACHES or as the office calls them "water bugs" are abundant. Most residents make pets of them,since there apparently is not way to get rid of them! If you can get management to call the exterminators, in a few days to 2 weeks the bugs are back--we guess they came from nearby apts that were not fumigated...'! This is definitely Roach Heaven...
17. There is high turnover (6 to 8 apts at a time, it seems), so you get to listen, over and over, to hammers, noisy(!) trucks parked under your window with big hoses running from the trucks to the apts to "clean" the rugs, lots of loud talking and joking in Spanish by the "maintenance" people working on the vacated apartments, etc.
18. Besides the dog poop, you get to listen to the lonely dogs howl and bark from about 8AM till 6PM--5 days a week. Then there are the people who install huge surround-sound TV's and play them so loud that, an actual 4 apartments away (and around a corner) you can hear every word, every note of music, every sound (car wrecks, etc.) with absolute clarity. In fact, I recorded it on a micro-cassette several times to play for management. Would you care to guess what their response was'
19. Weekends are special too. Then you get to hear loud voices singing and shouting in the parking lots, boom-box car stereos that actually rattle the windows in your apartment, etc--at all hours day and night! IF YOU like to sample current popular music, you've found your home.
