The Amesbury Parc Apartments seemed like a bright spot in an otherwise dismal search for an apartment for our daughter in the area. The office was nice and the representative told us it was a very well run complex. The apartment he showed us was clean and cute and seemed like a good value. Before signing the final lease, she asked to see her apartment. The apartment was unclean, fixtures rusty, and the refrigerator was no taller than she was! The representative said that there was no roach problem but the tub had numerous live roaches in it. He said that after they spray the bugs "come out of the woodwork". He also said that it would be up to her to clean them up. After declining to rent the apartment, the agent became rude and threatening. Of course they refused to return any deposit and are now trying to collect rent even though she did not sign the lease and fouund another apartment. We are planning on pursuing legal options. Fortunately, we had read these reviews and forwarned her in time.

Guess What! Amesbury Parc is under NEW management. Advantages: maintenance actually responds to calls, their finally fixing the balcony I thought I was going to lose, the pools are cleaned the day after it rains and not two weeks later, they follow through on noise complaints (sorry if you're the party animal!), the people in the office don't scatter like roaches when you come in needing their help, they sprayed the whole complex for insects, and somehow the rent remained just as cheap! The only disadvantage: if you're an axe murderer with horrible credit who doesn't plan on ever paying rent, you can't get in! (Unlike the old management, who would let three students room together without a minimum salary requirement or co-signer. That???s not risky, that???s nuts!) I have lived at Amesbury Parc for over a year now and am now signing another 13 mo lease. Why? Because of new management! Now I???m not recommending this apartment to just anyone, I am a student at SMU and have found this apartment to be the best off-campus option! Take if from someone who has lived in Dallas her whole life and has done the apartment search thing one too man times. These apartments are the best bang for your buck for any SMU student. Largest floor plans for the cheapest rent. Plus you're a 6 minute drive, 20 minute buss ride, and 15 minute bike ride from campus. So what ever transportation/environmentally conscious situation you???re in, this complex has access to any and all accommodations. The bus picks up right outside and can even take you to Central Market (just 5 minute away) and the rail line (Lover???s or Mockingbird Station) to get to other places in Dallas. I realize Amesbury Parc has received a lot of bad reviews, so I just wanted to update all of those apartment hunters out there. Amesbury Parc is worth your look!
