Amesbury Parc is the worst apartment that we ever lived in. At the time of move in my wife was a month pregnant with our first son and we were so excited about the floor plan and the size, and location of the specific apartment. We signed a 10 month lease, hoping for a good living experience. Neverthless, the excitement went down the drains the first week itself.
There was a horrible smell in the entire apartment, which became gradually stronger and stronger from the first week into the second week and it was becoming so unbearable to my wife. Surely this smell was not there when we visited the apartment at first (or we did not notice). All of our friends who visited us in the two weeks of our stay noticed the unbearable smell in the apartment. Needless to say, my wife became nauseated and ill and had to be taken to the Emergency two times during that time. It became such a nightmare for our family that we had to move into our parents' house for the rest of her pregnancy. You have to remember that this happened in the second week into the 10 month lease.
I wrote up a complaint to the management and they seemed to ignore the problem. They would say that it is because my wife is pregnant and make that as an excuse. However, I know that it was not my wife's pregnancy that was causing her the problems but it was the smell. I think there was something really bad on the roof of the apartment. If it was just my wife, then I wouldn't have felt the smell, my friends wouldn't have felt it, and our parents wouldn't have felt it.
The worst thing was they wouldn't let us break the lease. I ended up paying the rent for the entire 10 months and some penalty to get out of it. This put so much financial strangles in our lives and emotional pain. We had to bear these expenses on top of the expenses that came with having our first baby. Everything together ended us costing $10,000 or even more in expenses. These expenses include the rents that we had to pay (even with us not living there), the penalty, our moving expenses, and increased travel expenses to our work places (because our parents lived far away from downtown area, hospital expenses, days my wife had to take off from work. Also want to mention that if you happen to break the lease, they charge you at the original rent price and not the discounted rental rate which is couple of hundred $$ more than the rate that they originally rent it to you.
Our parents were kind enough to let us live with them for the next several months. However, our nightmare experience with Amesbury Parc, left such scare in our minds that we did not want to rent an apartment any longer. We just figured with an apartment you have so many elements that you have to fight to get a result. Therefore, we decided to buy a house. Much less to say, we had to come up with all the money to buy a house because this was not in our plans originally.
I cannot really recommend any apartments after this nightmare experience, but if you really have to live in an apartment run away from Amesbury Parc.. Run Away.. I say it again Run Away... I didn't even mention that by the time I was there to sign the lease break papers (which was only a month after the start date), they had new management already. And the new management was acting dumb...
Please do not rent with Amesbury.. There are higher chances of you regretting it later based on my experience. They will not help you when you have problems. They are the worst kind of people I met with in an apartment staff... Like I mentioned before if you have to live in an apartment, look elsewhere and keep away from Amesbury.
FYI.. I am seriously contemplating legal action against them even though it is about a 2 years now from the date I moved out... The memory and the financial loss is still affecting us...

The management companies they had here have already gone the complex was sold. The owners keep an eye on the property and the new management is easy to work with. They have a staff that is working to fix the property and have done a lot of updates. Biggest problem now is SMU students having too many parties, but management has cracked down on them and some have been evicted. Been living here for 8 years have seen all the changes. Management in 2005 was the worst I had ever seen.

tenants rights specifically say if you have a problem with your health/safety or right to peace and quiet and it's not taken care of with the right steps taken you are entitled to break the lease or have a discounted rate. although you've already moved out i'm not so sure if there's anything to do about it now. i would def. call a lawyer and see what you can do.

Your wife's body goes through many changes during pregnancy. To blame it all on the apt. is a bit melodramatic. Of course things will not be perfect. We do not live in a perfect society. It's a shame we expect it b/c it rarely happens. It states specifically to in leases that you will pay dearly for breaking a lease. Just b/c it smells does not hold up in court last time I checked. Sorry for the unpleasant experience.

he is totally over exaggerating i know this for a fact. It's funny the lengths people go to try and break a lease.
