I have lived in Andalusian Gates for over two years now and plan to stay until I move to another city or into a house...as long as Andalusian renews my lease without jacking up the rates more than a few dollars. The property is gorgeous, impeccably landscaped, quiet and safe. I love it! Interiors are very nice as well. Go for an interior courtyard apartment to enjoy the view and the relaxing sounds of the fountain in the pool area. It really helps drown out the traffic noise from Marsh and it's like an oasis in the city. Prices are good per square foot with the move-in specials but most residents move out when management attempts to raise their rates to so-called 'market' rates because everyone knows they can roll their things down the street and get another move-in special (true North Dallas market rates). If they'd stabilize the rents or admit move-in specials are the market rate without attempting to raise them, they'd get less turnover. Regarding management: I have never bothered remembering the names of the office staff because there have been so many changes...but they always seem to remember mine. Current management has handled all maintenance requests quickly and efficiently. Major negative: parking is atrocious. It is nearly impossible to park in front of your own building unless you pay for a garage or reserved spot or come home from work by 5:05. For some buildings, there are so few spots, there's simply nothing that can be done to accommodate tenants. The occupancy rate is easily discerned by parking availablity--when it's high, you can't park near your building; when it's low, you can. Parking spot owners leave ugly notes if you temporarily park in the close spaces to carry groceries or heavy items upstairs. Tempers definitely flare over parking in this community so if parking is important to you, move elsewhere. Even if it is not, it will seriously irritate you from time to time. So pay for a garage, hold out for an apartment with a reserved spot up front, or be prepared to walk. But move in, you'll love it. Or don't, and I'll get to park near my building.

Note: Pool parties characterized by excessively loud music blasted by the younger staff members are a poor substitute for the frequent, planned activites that the CARES team used to organize, which appealed to the quieter group that characterizes Andalusian's tenant base. My only noise complaints have been directed to the staff during these annoying activities.
