Dog waste is a very serious issue at Bellagio. It is everywhere! I have a dog and i dispose of her waste immediately. Sometimes I think I am the only one who picks up after his/her dogs. Management frequently sends out "fliers" to residents warning them to pick up waste, but things have not changed. It is gross. Also, the grounds are not well maintained during the winter months.

There are two girls that live in my building that throw their garbage over their balcony the night before trash day. There is broken glass and rotting food left behind where their garbage bags landed. I know that many of us in the builing have complained and that the office has "warned" these disrespectful residents with lease violations. Nothing has changed as they still toss their garbage. Management needs to get a backbone and live up to their word and kick these ridiculous tenants out!!! I would expect this behavior on a college campus, not at an apartment complex that charges the rent that it does.

The air circulation is poor in my apartment.

Management and the leasing office staff are not equipped to answer basic questions. They are "nice" when you walk in, but nice does not necessarily address problems. When the complex was owned by AMLI, you could negotiate rent renewal. Alliance will not hear of it.

Despite my complaints, I have been relatively happy here. I feel safe. I have never witnessed a drug deal (I live on the newer side) nor has anyone ever tried to break into my apartment or car. I have seen a rat or two, but c'est la vie. I have really nice neighbors and the maintenance people are very friendly and helpful. I like the layout of the apartments (lots of windows). I have a large patio and an attached garage. Despite the waste, the complex is pet-friendly. You get used to the sound of the airplanes.

I will be moving soon as I have gotten into graduate school. I would most likely renew if I knew I would be in Dallas. Read each review with a grain of salt--I hope my honesty has helped.
