I'm not an old crabby person. I am 25 and party, a lot. The following is an honest account of what I have experienced in the 2 1/2 years I have lived here. Hope it helps.

I've lived here since I moved to Dallas in 06/02. They have nice looking buildings and very nice amenities.
Things like the movie room and clubhouse use to be free for use and were great to have a party at before heading to Deep Ellum or for watching a football game. Now they charge you $50 and make it difficult to reserve. The TV in the clubhouse is broken and the pool table is cheap but it is still a great place to get everyone together, park free, and head to Deep Ellum. I use it often.
The weight room is large but has really gone downhill. It was nice when I moved in but the equipment has all been beat up. There is usually at least one broken machine in there.
They do a lot of extra curricular activities to try and get people involved and meet each other which is nice when you are new. The pool is a great place to drink and play volleyball. (Their annual pool party is packed)
Office is understaffed. I think this leads to a lot of stress on their part which often has lead to rudness. It really ticks me off to have someone who won't take the time to look in your eyes and constantly sighs everytime you ask them a question. Sometimes they leave early and you can't get your package after work.
The Maintenance staff is always around but I'm not sure what they do. We had mold growing in our bathroom ceiling that was caused by the people upstairs leaky bathtub. They said they fixed it three times, each time just by painting over the mold. After the third time it came back I brought in a group of photos taken over the last 3 months showing the 'repair' jobs. It was time to resign our lease soon and so I threatened not to renew. Haven't had any problems since.
Noise can be bad because it is close to Deep Ellum and a lot of drunk people yell in the streets at night. (This gets worse in the summer time) The walls are paper thin. I agree with another post made on here that said you can hear the neighbors converstations through the wall. You can also hear the people upstairs when they stomp around and do laundry at night. The hallways are like a tunnel and cause a deep rumble when people walk through them.
The apartment itself is clean and fairly spacious. The kitchen is huge. Things are new and we have never had any problem with the utilities. The walls in our current apt had been repainted but you could tell they didn't bother to trim. It was done a little sloppy.
Parking is ample but there are often reports of burglaries and sometimes assaults. They do have 2 security guards that trot around in their little golf cart at night. I have never had any problems but I did watch a stumbling drunk guy hit a car with his Jag, straighten out, and then continue to park next to them. Not sure if he was so wasted he didn't notice or what.
The grounds are well kept. Apart from the occasional idiots who don't leash or pick up after their dog. (I have a dog)
I would reccomend living here if you can afford it. It is expensive but it has allotted me a 15 minute drive to work and back. We are moving beause the 2 bedroom we need for space is way too expensive here. (check out La Costa Villas) The residents are nice and the location is great too if they ever clean up Deep Ellum and you like music. I give it a B- overall.
