First off, the management has been planting reviews on here. Don't believe any review that involves the words "nice", "helpful", "useful", "fast", or "intelligent" when dealing with management. Otherwise, it's a plant.

At one point, when this complex was owned by JMG, it was a great complex. Fast service, caring management, good prices, etc. Then Berkshire bought them out in November. Since then, the apartments have gone from 100% occupied to below 70%. I've actually heard them lie about this to potential residents. If you don't believe it, drive around the complex and look at how many empty apartments there are. It's so bad that they're moving to Section 8 housing to fill the gap (which brings a whole other set of issues with it).

The management now is terrible. They took six months to get water bills distributed (and then were angry when people were off by a dollar or so on their estimates). They've lost rent checks and tried to blame it on residents. They do not warn residents about break ins, which have happened recently (check the police reports). They consistently have billing errors and call threatening action, only to find out that it was their mistake. The list continues. These people do not work, at all. They don't check their files before calling you for a billing error. They have no control of the maintenance men. And they certainly will not accommodate a resident in any fashion that requires effort. They are the worst management I have ever dealt with, and I've dealt with some poor ones over the year.

And of course, the corporate office will not respond to any problems with the complex. They won't even call you back.

The complex itself is going downhill now. Berkshire changed landscaping companies, and the complex looks progressively uglier each time the come. The water heaters (centralized boiler system) are under repair almost weekly. And the maintenance men are completely overwhelmed (and sometimes underqualified for the tasks dumped on them by the management).

The sad thing is that this used to be a great complex. Now residents are fleeing like rats from a sinking ship. Do not get trapped in a lease here. They literally lie to residents to bring them in as it is. Do your homework, check the ratings. And run away from here while you can. Qlkxv6lfLuuXn3BrtpO7

Wow, and they had the nerve to tell us they wanted to raise our rent????? We haven't renewed yet but were going to; looks like we need to reconsider now. We weren't aware of the vacancies or the switchover to Section 8. We were not notified of any break-ins, but thought we overheard something about it in the office one day recently. Very disappointed to find out they are not being up front about everything. Oh yeah and you didn't mention the recycle dumpsters at the back of the property -- what's up with that? They seem to be almost always overflowing, not picked up nearly often enough.

I agree with this review. I currently live at the Fairways of Bent Tree, and I am moving out. Our rent was raised 50 dollars, and they added trash removal fee (previous owners did not charge). Our roof is leaky, and we have told management about it many times, and all they have done was paint over the stains. The pool is disgusting! It's hardly cleaned. There are bugs, leaves, trash bags, other crap in the pools. If you view this property, be sure to look at the pool. At a recently "pool party" I over heard management saying that they are practically filled, and can charge more for rent. I have not seen any improvement to the property, other than removing shrubs, and installing new signs. Windows are very thin, and electricity bills are high during summer months. I noticed on Berkshires website, they are going to sell my apartment for $130 more than what I am paying for it. I also noticed they have 14 apartment available. It would be laughable if they told a potential resident that apartments are going fast. One plus is, the neighboring country club has fireworks on the 4th of july. A lot is 2 words, not allot.

I've lived here for 4 years now. I did my own homework about the place prior to signing another lease and this is what I see about the property and the management. Yes, I'd like to change a couple of things like... rent has gone up a little each lease, the water billing company is not the best and we have to pay for trash now. Big deal. I got such a great deal on my apartment that I'm okay with that. I have more space in my apartment than a lot of people do in their houses. The ladies in the office are always quick to help me when I ask for it. Maintenance responds quickly too! If anything would keep me from signing another lease next year... it's the residents. I rarely see anyone pick up after their pets. A lot of residents are not very friendly and don't bother to participate in parties or events management plans for us. People are quick to gripe and complain, usually without checking it out first, but slow to step up and try to make a change. There is no Section 8 happening here, there is not 70% occupancy. As a matter of fact, I've referred several people to the property and they've not been able to lease because it's been full at the time. The landscaping looks much better than it did under the old ownership. Management is working slowly but surely on what they promised us. Most people forget that these things take time and a budget. So, if you're checking this place out, do your own homework and don't take what you read as the gospel truth. Most times it's dis-colored by opinion. :)
