The whole falls arrangement with the Art Institute of Dallas is crooked, with 4 people the charges for one apartment total at $2000 a month. Now I enjoy run down apartments, loud/obnoxious neighbors, maintenance that never shows up, and drug dealers that live next door as much as the next guy, But honestly I think 2k a month is a little steep.

The wonderful people at the falls have been known to preform 'quick fixes' on any reported damage, and will even charge you for damage caused by their maintenance team while they're in your house, eating your food, all while you're not there. They can enter your apartment at any time because they have your keys. And don't even think about seeing your contract, dealing through the school means you'll have to jump through hoops to get some half baked explanation as to why you cannot see your legal documents. (the real reason is that the documents are forged.)

The security here is a joke, the main force i see is closing in at 300lbs and sits out in his truck outside of my apartment here, probably resting up to foil some crime, which is ignored by the staff. Every positive "5" rating on this site is a plant from The Falls, no one could live here for more then a month before seeing how bad this place is.

Short version. Do not Live here. Especially if you are from the Art Institute, they are crooks. You can use that loan money to actually get a decent apartment down the road, or go in for a rent house.

Parents listen up this person is right this is not a safe place for your son or daughter. My son stay less than 2 mths and I still had to pay for balance of 2 more months due to breaking the contract but my son was absolutely not safe here. 2 other boys he knew also students at AI were attacked and beaten up and robbed at this apartment complex in the parking lot. There is no security and the gates well that's a joke

I agree: i lived here and had to break my loease. I could not take it. Now I am a black educated , poised young woman and cannot continue to live in a place where someone got shot outside my apt, a lady was found dead after rotting in her apt for one month, the falls never repaired anything even after six workorders, they never fixed flodding from the apt above me. It was a nightmare! And yes pple would call the cops on the noisy drug dealers next door- blasting loud music and disturbing the peace but nothing ever changed. Security would chat with them all the time. So whats the point of even complaining! Just break your lease- LOL I did. Dont waste your breathe at this place. If you're going to deal with all of that you should pay- ghetto price: 400 atmost.

I agree as well. Yesturday at 2pm, MID-DAY, I was checking my mail while two older black males where just standing around, being a small white girl from a country town I did exactly as my mother told me, I didnt give them the time of day, then as quick as it could have been, i was mugged, while the man reached for a gun, nonetheless. The apartments did NOTHING. and insisted I did not need to contact the cops. HA! ---- THAT. Police report was made, and I am also leaving this ---- hole this weekend, if anyone is in need of help in breaking a contract PLEASE dont give up, they can not make you pay for the months you do not live there if they do not even give you a contract with you signature, completely unhappy with this apartment and I have lived in some ghettos. DO NOT SEND YOUR CHILDREN TO THE FALLS IF YOU WANT THEM TO BE SAFE!!!!!!!!!
