I lived there eleven years. I never heard gunshots. I never knew of prostitutes. We had a psycho manager once who came from a $2000 monthly Park Cities property and tried to manage it like the tenants here had money. I think they fired her after she ran too many people off. The current manager, Janie, has been there about six years. I used to work in newspaper advertising and have dealt with many apartment managers. Janie is an excellent manager. She has been quite understanding of some of my personal problems. These apartments are all one bedrooms. They do allow families there; I don't know what the number of people limit is. If you have kids, you could probably get a two bedroom somewhere else for the same rent without amenities. The amenities include a fireplace, an icemaker, and ceiling fans, which you pay for whether you use them or not. I had an all-one-unit washer/dryer, which wasn't very effective. The washer is only good for underwear and light not-very-dirty clothes, but it did have three washer level settings. The dryer won't hardly dry anything, so I hung out my clothes to dry in my apartment. There is no coin laundromat on this property, so you'll have to go elsewhere to do dirty clothes. My kitchen sink was a single sink; its very hard to do dishes in a single sink. Some of the larger units may have double sinks. My apartment was well-insulated and quiet, and my electric bills were reasonable. You will pay your own water bill. My was about $15 in 2006 and 2007. I think everyone pays the same for water. As for the security gates not working, it's very costly for properties to maintain those with constant vandalism. There are barbecue pits, if people will use them. There was a fire recently because someone barbecued on the patio. Yeah, right, apartment managers can't stop people from doing things. But after the fire, Janie posted a note, stating she had moved tenants to vacant apartments and asked for donations of household basics. If you don't renew your lease every year, the month-to-month rent is costly. The parking lot is well-repaired. bYr9ljUwtCbMRXE8dRDC

You need your ears checked because there are gun shots at least once a week.
