i am new to dallas, having lived in big cities in the mid-west and north-east. with respect to comments on this site and others, there are *far* worse areas to live in dallas than deep ellum. that being said, futura lofts are located in an urban neighbourhood. there are bars and clubs all around, so it gets noisy on weekends. police patrols are frequent, but i have walked around in the middle of the night and there are usually a few unscrupulous types about. this isn't the suburbs. murray street coffee is right outside the front door and is an excellent hang-out. within walking distance are various bars, restaurants, salons, and shops. this sort of pedestrian accessibility is what drew me to the area - try walking to the store in mckinney.

the property is clean and well maintained. these are lofts, so what you're getting is space you have to work with. ceilings are high, exposed brick, expansive lighting, big windows, great selection of appliances (dish washer, fridge with ice dispenser, microwave, garbage disposal), lots of power outlets, good heating and a/c. pressure in the shower is average, hot water doesn't last long. there is gated well-lit parking and plenty of street parking which can be more sparse on weekends. weekdays i always park on the street, and the only problem i've found are bird hanging out in acorn trees waiting to bomb your car. there is a gated bbq garden and pool with a deck. laundry facilities are not that great -- only two machines for the entire complex. the management office is down the street, and the people there are always helpful, hold your mail and so on. there are ridiculous fees for late rent and pets.

one final note on the noise issue, since that seems to be a popular beef. these buildings used to be factories. when they were build, noise tranfer probably wasn't much of a consideration. if someone above me is walking around in heels, i can hear them. i can hear dogs barking in the hall, or doors slamming. noise doens't bother me, but it might bother you so take that into consideration. but the bottom line is, wherever you choose to live, the amount of noise pollution you will have really depends on how considerate your neighbours are.

basically, if you're single or a couple, want a cheap place to live that has some style, and isn't in the middle of nowhere, this could be for you. if you're a soccer mom or are low key, no excitement sort of person who would drive your suv to 7-11 2 minutes away, then maybe look elsewhere.
