My girlfriend and I've lived at Futura for a year, and just signed another year's lease.
If you're considering living here, there are some cons.
1) Noise.
Concrete floors thin walls = noise.
Most tenants realize this and are VERY respectful of other people and keep the noise as low as possible, but there are a couple people who don't care and will be as loud as possible...reporting them to the office has lowered the noise considerably.
2) Crime.
It's Deep Ellum...DON'T LEAVE VALUABLES IN YOUR CAR! How hard is that to understand.
When we first moved in, there were a lot of break-ins.
The staff put up a taller fence in the back of the parking area and the cops finally caught the guy.
No break-ins in quite a while (knocking on wood).
As long as you don't leave anything in your car, you should be fine.
3) Dog Shiz.
Most tenants have dogs (myself included).
A lot of them don't pick up after their dog.
4) Storage.
If you're single, no prob.
We have had to become creative with storing things.
We had to have people come in and re-organize our closet to better utilize the space we do have.
Here are the pros.
1) Great space.
Even with the negatives, we absolutely love our loft.
15' ceilings, stained concrete floors, stainless steel appliances, HUGE windows, exposed brick and duct-work.
2) Great neighbors.
Everyone is friendly, and we've made some great friendships.
There are cookouts when it's warm on the weekends, and even if we don't know you, come down and have some meat.
3) Great Pool, Deck, etc.
During the summer, the pool is great! The rooftop deck on top of 3200 Main (connected at the courtyard to Futura) has some of the best views of downtown...especially at sunset! You can see Fair Park, the Cotton Bowl, the State Fair, and Dallas in every direction.
There's also room to have food up there for parites, etc.
If they only had the pool up there, then it'd be perfect.
As far as maintenence goes, Westdale owns most of Deep Ellum, and they have several rental properties.
I think their staff is stretched a little too thin, so it does take a couple days for them to fix minor problems.
If there's a major problem, it gets taken care of fairly quickly.
Bottom Line: If you want peace and quiet, this is not the place for you.
If you want a truly urban environment with great neighbors and and a cool space to live this is it.
Sure, there are other properties closer to downtown that have a lot more to offer, but you'll also pay a lot more for it.

Noise is the only real issue. A few people move in expecting silence but with the acoustics of open warehouse space, sound travels. Everybody on my floor is tolerant and cohesive, except one dude.
