First off, most posters here seem to be posting because they are very dissatisfied. To be honest, I'm no different. That being said, I'll try to give as non-biased review as possible.
First off the good:
Location is fantastic. Being able to walk across the street to West Village is definitely the apartments best amenity.
Apartments have private one car garages.
Grounds are relatively well kept.
Now the bad:
Make ready was very poor. Upon moving in, the walls were only touched up and two different shades of paint were use..looks bad. Several appliances were in disrepair. Apartment smells and continues to smell like smoke. Last resident must have been a chain smoker.
Apartments are older. The interior, though not bad, is dated. The age also seems to cause more maintenance items.
Resident parking is poor and not adequate for the number of residents. If you do not park in your private garage and arrive home after 9pm it is unlikely you will find a parking space in the complex. I had hoped to use my garage as storage..bad idea. Also you must have a parking sticker or visitor pass or will be towed. Your friends will need to park at the leasing office, on the street or in West Village.
Poor sound insulation. Upon leasing I was concerned about noise in that there would be an apartment above me. I was told by the leasing agent that the floors were concrete and noise was unlikely to be a problem. That was either an incredibly inaccurate statement or blatant lie. I have a end unit. Though I do not hear the resident on my one attached side, I can hear every footstep the person above me takes. Either they are unusually loud or sound insulation is extremely poor.
Other: Apartment management is mediocre. Probably not the worst but definietly not the best. At times there were some serious disconnects between maintenance and managment on my numerous maintenance requests. Otherwise they seemed ok.
NO HD. Apartment uses some no-name company for cable that does not provide HDTV. Forget about getting hi def on your flat screen.
Summary: While not the slum that some of the other posters indicate, I would characterize the apartments as average and likely below average for the area and considering the price. The main reason I rented here was for the location and attached private garage which is difficult to find in the uptown area. Unless that is a primary motivator, you can likely do better for the price. I had also looked at the Manchester State Thomas (formerly an Gables property) which have garages and are more of a townhome style apartment. They were a little more expensive, but in hindsight, would have likely been a much better choice. I've come to find out when it comes to personal comfort, a couple hundred dollars more is a small price to pay.
Fortunately I only have a six month lease. I will be moving when it expires.
