Great location BUT very dated units, poor insulation and noisy.

cons:
-dated units (appliances, wiring, AC controls)
-EXTREMELY poor insulation. if it's stormy outside you can literally feel the wind coming through the window-frames and see the curtains moving.
-if your unit faces cole avenue or blackburn .... it's pretty noisy from 6am (when southwest planes start flying) until midnight (on the weekends pretty much 24/7). i blame this to a huge extent on the non existing insulation of the apartment. I have lived in noisier places before and it was significantly quieter than here. noise is a serious problem here (units facing inwards might not have the noise problem, but your AC bill will still be very high).
-rude frat boys/sorority residents.... i have been a student myself not too long ago as well... but this place is populated with some very annoying spoiled frat boys and sorority sisters. partying during the week, screaming and yelling way beyond midnight. beer cans floating in the pool during the weekends and they even let their dogs swim in the pool (and think that's cute).
-apartment management is nice and helpful but the consistent apartment checks/visits are way out of proportion. they
are coming into your apartment at least once a month for various reasons... one time it's an AC maintenance check, then a rodent control check, then a fire extinguisher system check, then a pipe check, then a AC filter check... and so on.
overall it's not a good place to live. it's too pricey for what you get (if you wanna live in this area, pay $200 a month more and go into a newer apartment) and the apartments are too old (build in 1995, no major renovations since then').
