I currently live here at the Marquis on Gaston, and have been since the beginnig of 2006. I live in the largest 2 bedroom, and have a GREAT price...one that I would challenge anyone to find in the city of Dallas with comprable square footage/2BR-2BA. Anyways, although the price is awesome, there are a few problems, but not really any more than usual in any other apt complex. Finding parking has never been as issue for me, but BEWARE...they can and DO tow vehicles parked in "Reserved" spots-I have had a friends towed when they didn't realize it was reserved. I have also never had an issue with the noise level. In 1.5 years, I have heard a neighbor's loud music I believe to be once or twice. Now the outside noise is definitely another issue. As noted before, there is NEVER an hour that goes by that you will bot hear a fire engine, ambulance, etc...I live on the grounds closest to the hospital/fire station, so I am constantly hearing them, but have gotten used to it. The majority of my dealings with the office have been pleasant. Receiving packages is kind of a pain, b/c UPS. FedEx, etc... will usually deliver to the office rather than attempt to find your apt, and sometimes the office won't get around to notifying you-but if you are expecting a package, then it isn't a big deal to swing by to pick it up. The staff is generally very nice and helpful, as well as the maintenance staff. I have called them I believe 3-4 times, and they have always arrived promptly, announced themselves upon knocking, and solved the issue very quickly. Another plus is that I have rarely, if EVER seen a bug in my apt. NEVER an issue inside...the parking garage is another story, though. With the uprooting of the land from the DART rail (which, BTW, the construction is a pain in the arse, but is actually bearable), several rodents have found themselves displaced, and decided to call the trash area "home." For a while, the problem was VERY bad, and as much as I would love to blame the apt complex, they really were making attmept after attempt to solve the prob. I wish I could say the prob was totally fixed, but it's not, although it has gotten significantly better due to some of the measures taken. And to be fair, I believe it is only one of the three parking garages that is experiencing this problem. Also, I have never seen a rodent anywhere on the grounds except surrounding the trash area. If I want to live in a downtown metroplex, then I have to accept some things that come with downtown living, and construction, noise and cleanliness are sometimes things you have to be flexible about. Ohhh...I almost forgot! Although I have never felt unsafe here (I am not a big 'fraidy cat' to begin with) nor experienced car or home break ins, I have had my bike stolen off of my THIRD floor balcony. Very odd. To this day, I cannot figure out HOW they did it. Anyways, I will probably not be renewing my lease at the end of this year due to other circumstances, and I will be glad to leave apt life, but sad to leave such an AMAZING location with an average apt for a great price. Overall, with all factors considered, I would give the Marquis on Gaston a grade of C to a B-, which isn't bad...an A would be very hard to get in my book-apt life is totally different from anything else, and there is ALWAYS something that can be improved at any complex.
