Pretty reasonable all things considered

I have been here for almost 2 years, and love the location. I am not put off by the neighborhood, though the noise from the street is loud and constant (cars and ambulances, and the interesting characters who wander the streets), and the crowd in Deep Ellum on some nights need better home training.
The best part about living here is the location and access to the freeways...easy to get anywhere you need to go. Once inside the apartment, it is a nice, clean, cozy place to call home. Also, management is friendly and professional, and have always treated me with respect, though the newest addition needs to work on people skills. I'm sure that will come with time as she gets to know the residents and that not everyone needs to be talked to like they are a deadbeat or a child.
What I don't like about this place, and what is starting to wear on me is that the garage is filthy. Parking for guests is difficult. Reserved spots are taken sometimes, and when they are the only recourse is to deal with it, or wait for a while for them to be towed. This is a useless option if the infraction occurs after office hours. Neighbors are loud, lots of tromping about, drunken parties and such, with no relief in sight except to move.
The carpet in the apartments is cheap and ugly. The fixtures are cheap, in some cases poorly installed, and forgettable. The windows all leak air, so forget about a reasonable utility bill in the summer, no matter what floor you live on.
That said, the floorplans, at least this 2BR/2BA, is spacious and roomy, with a great option for arrangements. The bedrooms are big, the closets are large, the tubs are a dream. The big window in the kitchen is nice, and the view of downtown is nice on a clear evening.
What would make this property really upscale, and truly live up to the "luxury" living it promises on the recorded message the office promises when you call is to stop cheaping out on fixtures and appliances, get more sophisticated with design choices, really clean up the grounds (the siding and the sidewalks are covered with cigarette marks where my oh-so-courteous neighbors put out their smokes on the building and ground and leave them there...thanks a lot, guys).
Give the same attention to detail to the apartments as is given to the rental office and this place would be worth a lot more, but then I guess we would be asked to pay a lot more, so call it the little hidden value in Deep Ellum.
