I've lived at the Devonshire (now Grand Seasons) for almost 5 years now. And in that 5 years, the property has been through 6 different managers, and is now owned by one of the most awful property management companies I've ever dealt with.

First of all, I've had a repeating leak coming from the apartment above me. When it happened previously, the former management was prompt in fixing it. I reported the leak on a Monday, it was Friday before they sent anyone out to do anything about it. When someone finally came out, they dried the carpet, replaced the pad a week later, but never replaced the black and rotten tack strip. Not only that there are mold stains in the carpet. Needless to say, my apartment constantly smells moldy.

Shortly after hurricane Katrina, they moved *8* people into the apartment above me. It was like living underneath a circus. The leaks increased, the noise was unbearable, and the office did nothing when I complained. There was so much weight in the apartment above me that when they got ready in the morning, the sound of the building settling would continue for 20-30 minutes. And it was loud enough to wake me up from a dead sleep. Whenever I would complain on the people, nothing would change. They would still stomp and run, they would still slam their cabinets and the noise usually increased.

It seems now that they will rent to anyone. Sometimes I come home on my lunch break, and the last few times I've done so, I've come home to people in the next building over on their front stoop drinking beer, blasting tejano out of their front door and staring at people. I've really begun to feel unsafe living here. Having people stare at me as I get out of my car coming home from work is absolutely amazing.

The maintenance man here is fantastic. David is a really good guy, and when I tell him what needs to be done, it gets done. When I call and report it to the office, nothing is done. Ever. If you have a maintenance request, submit it in writing.

The new management is absolutely awful. When they came in, they tried to enforce things on the lease that had never been enforced. They ignored the precedent that was set by the previous managements agreements with the tenants. They threatened to evict anyone that didn't remove their satellite dish from the building, but yet there are still one or two that are obviously in use. Even after I had gotten rid of my service because I didn't want to deal with the hassle of paying suddenly having to pay a deposit to keep my satellite on the ground, the manager asked me if I had paid the deposit.

Calls to the manager are never returned, as she's rarely ever in. They're completely unprofessional. They decided that it would be a good idea to replace the tack strip in the apartment above me before the family of 8 moved in at 9 in the morning on a Saturday. They hired a contractor to replace the staircases in the buildings that prevented us from parking in front of our building or using our front doors for a full 10 days. Let me elaborate. We had to walk between the buildings to the back of the buildings, which are wooded in the dark. Most of which was in the mud. Immediately following that, they "fixed" the potholes in the parking lot, which prevented people from being able to back out of the spot they were, it depleted the available number of parking spots considerably, for several weeks. They did the parking lot repairs without notice to the residents. They replaced the nice, easy to take care of, laminate hardwood floors with crappy tile, that was installed with sub-par skill. The gaps between each tile are inconsistent, there are spots of bare cement where not enough grout was used between the tiles. On top of it all, the tile is ugly!

They installed a security light, right above my bedroom window. It's almost bright enough in there at night to read by.

So, with these "improvements" they've decided to raise the rent as well. I'm moving when my lease is up at the end of the month. I don't recommend this place. The floorplans are awful. My living room gets no natural light at all, and the natural light that the apartment gets, is minimal. There are a total of 5 windows in the entire apartment.

Don't rent here.

Unfortunately you have people that are always complaining about the managment company but never stop to look at themselves. This resident left the apartment a complete mess, it took 3 days to trash out the apartment and 3 more days to clean it after the make ready was done. This resident was so lazy that he would not take his cat litter to the dumpster, instead, he put it in a trash bag and put it in the outside storage.

It is so pathetic, that a so called "professional manager" would use this forum to attack a previous tenant, because their "feelings were hurt". THEY, NOT MGMT, have the right to air their concerns regarding the professionalism of the mgmt, safety issues and quality of life during their stay in this complex. It is obvious that the mgr. does not care, because they are desperately defending themselves instead of making suggestions on how they can make the complex a better place to live.
