The apartment homes are not adequately maintained. Specifically in the town home style units; they are not insulated well to maintain a comfortable temperature during the summer time. It is the company s policy to check the temperature that is being blown directly out of the vent to warrant that the cooling system is operating properly. When temperatures are in the 3 digits, expect your home to stay at 80 deg until the late hours of the morning. Foot note: you must have the ceiling fan running continuously and have a box fan blowing downstairs to maintain 80 deg temps, and be prepared to go upstairs at the last minute since the heat obviously rises. The cabinetry and shelves could stand to be replaced, the cosmetic and aesthetic upgrades and pretty low budget for the rental price but the location is prime for access to the major highways. Management has changed rather frequently but then it s the nature of the beast for this industry. Anticipate a moderately high utility bill normally ranging from $250-$350 based on usage during the summer months. The grounds are fairly keep but the residents due have a tendency to liter a lot. It can be noisy but bearable, considering that the property accepts section 8 tenants. There have been recent evictions aiding in the problem with rowdiness. I initially selected this complex because it was located in the Richardson School District; however Lake Highland s High School wasn t necessarily the best school for my child to attend. Should the school district be the main decision point, I strongly recommend the COIT/635 area as an alternative. I am glad to say that my interaction with the management office has been a reasonably pleasant experience, especially since my contact was very limited. I strongly recommend that if the new tenants are adventurous enough to lease with this company that you be fully prepared to endure hot summers and chilly winters as the apartments are very old and equally drafty. Happy apartment hunting . I am definitely glad to be vacating the premises.
