I initially moved to Hunter's Hill because it was cheap but seemed okay. In 4 years, my rent has increased drastically. They continue to do upgrades to the complex which are more of a nuisance than anything. The parking is becoming problematic. It seems like large families are moving in and that is probably further stressing the limited parking (I have no problems with families, just that they are using more than their proportionate share of parking).
The property doesn't appear to have rain/freeze sensors (which I thought were required by City of Dallas code) and water when the grass is already swampy. The property also doesn't overseed with rye for the winter which would help with the swamp effects; although they have soded multiple times in the same area in November.
When I first moved in, the maintenance staff used to de-ice the stairs. They no longer do so and last winter I fell down them. I called to ask if something could be done and they said no but apologized (that didn't help the bruises).
The exterior lighting is inadequate and I have reported that to the management office multiple times.
The biggest detractor to the property is the unresponsiveness by the management staff. I have sent multiple emails don't get a response until almost a week and a half later. The management staff also never remembers they even talked to you - even if it was earlier in the day.
Furthermore, when the maintenance people make a repair, they leave a bigger mess than what they found. Often routine problems like a toilet that won't flush take multiple service calls and trip to get repaired. However, the maintenance staff is very friendly and even offered to help me carry in some large items one time.
We recently had a spree of break-ins and the management office notified us that the method of entry was 'lock bumping'. They suggested that for approximately $150 we could replace our lock to a mechanism that couldn't be bumped. Basically they were telling us the equipment they provided was insufficent to secure our persons and belongings, yet the Landlord shouldn't pay to improve the property. I don't imagine they would be pleased if we took the lock set with us when we left! Also, the unit is pre-wired for an alarm which service I declined when I moved in. After notification of the robberies, I asked management about how to activate it. They said they no longer were involved with that and I would need to find a company on my own.
Finally, the Stanford complex (which backs up to Hunter's Hill) seems to be attracting less than ideal tenants lately. The loud music and junky appearance are also negatives when considering Hunter's Hill.
Two years ago I did recommend this complex to a friend and he moved in. He has had so many problems with the apartment, I am embarrased I recommended it. I keep telling him, it wasn't bad before you moved in! All in all, as the rates continue to rise, and the service continues to decline, I WOULD NOT recommend Hunter's Hill unless you have no other alternative.

It is true that it takes several notifications on the maintanence crew to get anything done. All I needed when I first moved in was to get the water to not be so hot. Each time I would try to take a shower the water was scalding hot to point where my hand was even burned just testing it the very first time I moved in. I called every single day to get them to fix it. They would come and say its fixed but in all it took about a week to get it down to a tolerable level.
