Honest Assessment

I lived here 2004 - 2006. I've been in a lot of units apts and this was one of my favorites. Here's some things to consider:
1) Location >> It was a little less money wise from the heart of Uptown b/c it is an unknown spot, almost hidden if you don't know where to look. I found everything super convenient. There is a really nice, pocket park with 200yd jogging track maintained by Meadows Fndn right across the street on Live Oak. Bryan Place neighborhood next door is also a good place to walk. Swiss Ave historic homes are also a nice, little known area close-by. 75 Central is just one stop sign away, but far enough removed that road noise was not an issue. Uptown, Deep Ellum, Downtown, Arts District, Baylor Hospital are about 3 mins away, esp if you learn some shortcuts. I routinely walked to my office bldg mid-downtown which was just 1 mile away. Knox/Henderson and Greenville are less 5 mins away. Since it's so close to Woodall Rogers, then you are literally about 3 mins from I-30 or I-35. Is in the center of it all.
2) Security >> We had a super friendly, effective security officer who worked 9pm to 5am. He would walk and drive the property and was highly visible. He left right before I moved out, so hopefully others after him are also as good. Knew of only a handful of car break-ins and one home broken into. Lots of folks around so I always felt safe.
3) Cost >> I paid $835/mo (prorated with the special) for a one bdrm with a view of the downtown Dallas skyline. Best view I've ever had in an apt. Rent went up about $50 on first lease renewal. No hassle with getting deposit back.
4) Noise >> Buses on Live Oak steam by a lot and you can hear a lot of sirens b/c of the firehouse over in Deeep Ellum and Baylor. I kinda got used to the sirens. Walls are not thick tho. Could hear bass when played below me, but that's just how they build apts nowadays. Residents mainly seemed to be young professionals or young marrieds. Not many kids at all. Not too many crazy antics from my experience. My unit was well removed from the garage traffic.
5) Amenities >> Gym is small but had nice equipment and free weights and I used it often. Two-tiered swimming pool was nice and a cool view of downtown framing it. Had a CARES team that had numerous dinners, breakfasts, cookouts, etc. Seems like a small thing but it gave a good chance to meet neighbors and saved $.
6) Staff >> Always friendly to me and professional. Maintenace was very good and once sent two guys to fix my broken a/c for me within 1 hr on a late summer weeknight. The maintenance guys drove from Irving at 9pm instead of making me wait 'til next day. Someone in maintenace does a nice job on the flowers spread around the property. Residents put trash out whenever they want which is unfortunate, but reflects more on inconsiderate people than on the Apt itself (ps don't get stuck in a unit close to the trash compacter.. not a good view or smell.. several units over look this.. seems like poor development planning).
7) Parking >> One spot assigned. Never had someone else take it. Visitors can drive to the roof or there are a few spread around on their way up the 5 story garage. The gates into the garage weren't designed well b/c visitors and residents go in the same small driveway. Not too big a deal tho. Gates usually worked unlike most Apts.
8) Finish out of Unit >> I had really high ceilings. Nice carpet, granite counter in kitchen, garden tub, large 10 ft mirrors. 2 celing fans. No problems with appliances. Intrusion monitors for front door. Unit could get pretty dusty. The hallways were probably the worst part. The walls are someimtes stained and need to be repainted and the cement too should be stained so it could be washed off easier.

Overall I'd def recommend it. With all the action and events close-by, you will feel closely connected to what's going on in the city. Try to get something with a view before you move off to suburbia!
