BEWARE!!!!!!!This Place IS NOT SAFE and declining FAST!!

If you are a self-respecting, upstanding citizen, RUN, DON"T WALK, AWAY FROM HERE!!!

I have been at Montfort Oaks for almost a year now. The property shows well during the day however once you move in and spend a few weeks here, the troubles become all to obvious! The real problem is the people that are allowed to live in the apartments by the "affordable" management company switching to section 8.

This place if full of horrible people, loud, obnoxious, rude and completely undesirable characters inhabiting this complex. It is Section 8 and fully lives up to(or down to) the stigma that comes with section 8. Worthless, degenerate, dredges-of-society have overrun this property. The staff is courteous, reasonably helpful and seem to genuinely care however are seem somewhat powerless against the current corporate policies of admittance. Without the ability of the staff to screen the people that live here, and enforce the policies, rules, etc., the situation will continue to digress. At present, the situation is just above "ghetto" status but, with the present rate of decline, it will be full ghetto slums within the year.

On any given afternoon, there are 30 unsupervised children running in a disruptive and destructive pack, screaming and yelling profanities at the top of their lungs at each other. They have no sense of decency at all, littering, throwing rocks at any vehicle or building within striking distance. The parents are no better. As night begins to set, the would be parents contribute their voices to the yelling and emission of profanities. Equally, there are non-resident vehicles that arrive with radios blaring loud offensive music well in excess of noise tolerance long after most have retired for the night.

There is no security of any kind, most likely due the potential of a particular "demographic" of inhabitance to issue constant threats of "racism" towards any attempts to maintain order or decency. The the gates take massive abuse from many of the residences and are either malfunctioning or non-functional for the majority of the time(over 7 of the 10 months I have been here). The walk gates have never had properly functioning lock mechanisms. The "security guards" or so they call themselves, by and large are of no helpfulness, having been told,"you'll need to contact the main office, I can't help you"(click) regarding an issue of noise. I have witnessed first hand a guard asleep in his car at the non functional Spring Valley gate.

The apartments themselves are actually quite nice. The floor plans are very functional and well arranged. The appliances in my unit are a bit out dated and the utility area(laundry) of the apartments are of a peculiar design and functionality however serves it purpose..Aside from these minor short comings, the apartments are very livable and "homey".

If the issues with the unruly residence and their demon children can be addressed and overcome, this community would be a great place to live. It is centrally located to virtually any thing one would need or want. The area around Montfort Oaks has been falling to decline for many years now and the decline seems to be taking it's toll on this community as well.

Section 8 as a concept has merit however, in reality, it's implementation has birthed nothing short of complacent, derelict worthless degenerate people who have no repsect for others nor that of decency. Montofort Oaks is a prime example of what happeneds when enough of these type of people congregate in one place. IT GOES TO HELL IN A HAND BASKET in short order!!!

My departure from Montfort Oaks will be a relief for me and an event i am most looking forward to!
