I picked Preston Bend out of 5 different complexes. I lived in the A1 floor plan for 1 year which was sufficient room for me. They did their best to have everything exactly the way I wanted it when I moved in. Washer and dryer included, and fireplace! The balconies are huge, and noise is rarely an issue. The trees around the complex are beautiful and there is a tennis and basketball court and clean pool. Becky is very nice, and I like my neighbors. Equity (the owners) have a 2 day maintenance policy that means any day after that they don't complete the task, it is a day free of rent, so things get done fast! Keep your apartment clean and bugs will not be an issue. I let things slide once and immeadiatley had ants, I changed my habits and they never came back. If you keep your standards reasonable, this is a great place to live.

Agreed on the ants - my unit had a bad ant problem when I moved in. Two visits from pest control got rid of them in April, and I haven't seen them since (it's now November). I'm admittedly a slob and I still haven't seen any bugs since pest control took care of the ants (I'm on the 2nd floor, though). Ants are a given no matter where you live in this part of Texas.
Becki no longer works here, but everybody else here is just as awesome.
Reasonable standards need to be maintained anywhere that has a maintenance staff, even with a brand new $300k condo - the maintenance here is far better than every apartment I've ever lived in (admittedly, this is the nicest rental I've lived in, but they're on top of things by the end of the day.. on a bad day).
There's nothing quite like walking into the office one day to get a new air filter and having 3 people greet you by your first name - Kim, Kristin, and Jose all greeted me by name as soon as I walked in the door when I got a new air filter at the end of October.
I will say the area surrounding the complex is starting to go downhill - this is definitely the nicest complex on this block, but there's an extended stay hotel across the street now. I'll be renewing my lease when it's up next year, but after that I'll probably be moving (mostly because of the car burglaries).

The new management really sucks. The earlier group was so supportive. Hope they change thier ways to suit the needs of the people who rent. I think because of the current market conditions they no longer care as they have enough demand.
