I have lived in this complex for 5 years and I have loved it except for this past year. The rental rates have been a bargain over the years. The new management that is raising the rates to meet what they say is "market rate". HOWEVER, the utilities will kill you and they are not making any effort to improve the old a/c systems. My electricity bill is running around $300 per month. You only have one thermostat on the first floor. Another thing that management has allowed is letting several young people rent one townhome. My courtyard is now like fraternity row. Every weekend, they gather in the courtyard to drink and they are loud. I have called the police and complained several times.
Small property crime has become a problem. I've had one grill stolen, 2 lawn chairs and someone tried to break into my car to get my stereo.(They were unsuccessful.)
I have always raved about this community until now. I am currently looking for a new place to live.

I agree with this post. The management is in love with this property...and they're thinking that they're fifty-something year-old complex compares with newer, more energy efficient complexes with a more amenities than a swimming pool. There's no insulation, the air conditioning is poorly designed and will not properly cool your apartment...even with a $300 bill. My friends average $100/month for electricity for similar sized apartments. Management is making no effort to make units more energy efficient...plus the complex is prime to go condo...they've already put out questionnaires to see if we'd bite...and at what price...don't get to comfortable...you might just discover that you're going to get evicted when the lease is over. If the price was right, and if the infrastructure issues were corrected, I would probably buy. Personally, I think they will bulldoze and put new townhomes in. There's lots of green space here...and Dallas developers don't seem to appreciate it...expect 200 three-story townhomes in the current space where there's only around a hundred.
Now to be fair, real estate market is in the crapper, so it might take a while to do this.
Now for the good...it's very dog friendly. I know who's complaining about the "parties" in the courtyard and quite frankly, I think it's refreshing that a community is developing again...after it seemed to go away after a couple of years. People seem to be pretty friendly for the most part...though it isn't nearly as "fabulous" as it used to be. It's not a bad place to live if management would realize that they need to adjust the rents to compensate for the increased electric costs.

I have to agree with some of the issues posted, although i also have a few good things to say...here are the summary of my close to 2 years experience:
Pros:
-Love the greens- courtyard
-Parking is great on Lahoma St- although my car has been broken into and my stereo got stolen a year ago. But this could happen anywhere, i guess.
-Mostly great people, friendly community.
-Dog friendly.
Cons:
-Inefficient building- elec. bill average at $130/mth not to mention a/c system doesnt cool the building well.
-Recent rent increase is a little too much for such building quality.
-Safety is a little bad lately, got my lawn table stolen.

I've been there for 3 years in September, and have been okay with things. The quick changes in managers kind of spooked residents, and the lack of communication between the manager and residents has been in decline for some time.
Today, my girlfriend discovered her car had been broken into and her GPS stolen from the glove box, along with some change from the console. Another resident had a stereo stolen from his vehicle two nights ago. We've had a ceramic rabbit stolen from our porch (yeah, i know; WTF?).
Rent increase is unjustified; they removed the security systems from the apts last year, and have done little if anything to upgrade the apartments, including any carpet cleaning or internal maintenance. The grounds maintenance has seemed to decline as well, as far as keeping the parking areas clean and the landscaping in good shape.
Essentially, it's a nice place to live. Relatively quiet, and nice neighbors. What I seem to get the feeling of is that they are more concerned with future plans for the place instead of maintaining what they currently have, which is outdated apartments and inefficiency.
Also, the parking lot lights have been burned out for at least a year. This is unacceptable, and despite repeated requests, has not been rectified. Whether this is the complex's fault or the utility companies' fault, I do not know. Regardless, it would definitely discourage the douche bags from breaking into our vehicles.
PRO: Very pet friendly, and you are free to decorate/paint whatever. Good neighbors; nice pool. Ample parking. Gated.
CON: Not well lit; gates are sometimes not locked or out of order. Poorly insulated and outdated, inefficient cooling systems. Poor management communication.
