                      Dear Ecurren, We are very disappointed to hear that you have been dissatisfied with the process of completing the repairs to your closet. We are also very empathetic to the temporary inconvenience that it has caused. Management was made aware of the situation May 29th, and responded as swiftly as possible. We received approval for a 3rd party bid to do the necessary work the following Monday June 1st. Our lead maintenance technician entered your home to apply a primer to address the water damage issues. Tuesday, June 2nd the company contracted to do the necessary work for evaluating and treating the area were present and facilitated such work. Unfortunately, an issue of this nature does involve several steps that can take some time to complete. To ensure that there would be no additional environmental issues that can be subsequent of any type of water damage, the area was treated twice. Then given the appropriate time frame to dry. As a condition of your lease, you are required to maintain renter's insurance in the event an issue of this nature arises. We encourage you to speak with your insurance policy holder to learn what the process will be in order to recover items damaged from the leak. The excessive rain in the past month and a half has been a major inconvenience for many across the state. We are all so grateful and thankful that the bulk of issues that we have endured have been relatively minor, and limited to those things in life that can be replaced.                                 Dear Resident, Thank you for bringing this to our attention. Again, I apologize for any miscommunications on our part. Typically, I do not work weekends but will meet a resident if an appointment had been made ahead of time as I live about an hours drive away. I was traveling between three properties in Dallas from September - December so I apologize if I was not at the office when you dropped by. Any resident can request a walk through to be completed; however, the leasing team is unable to quote a price until the carpet estimators have performed a bid to complete the work. Often during move out there are carpet charges, as well as a final water bill (Water is billed in arrears). All final statements are mailed within the required 30-days following move out as outlined under Texas Property Code. I hope we were able to resolve this issue to your satisfaction. It was a pleasure having you as a resident and congratulations on the purchase of your new home. Dear Responder, Thank you for your feedback. As many residents are aware I was helping train new PMs at two of our newly purchased properties from September - December of 2013 coupled with my October wedding. I apologize if you were unable to reach me. We try our hardest to answer every phone call and even have an answering service to assist with new leasing calls so we may provide better service to our current residents. Unfortunately, between assisting residents, leasing tours, and package acceptance we do miss a call at times. Often, people do not leave voicemails and continue to call adding to our daily telephone traffic. Should your call go unanswered we encourage all of our residents to email the office OR leave a voicemail so we may promptly return your call once we're available. Sometimes when a new prospective resident visits the property we do not have a unit to show them and instead rely on online brochures and pictures to depict upgrades such a stainless steel appliances or upgraded cabinets. We are proud to announce that the average length of tenancy at our community is 41 months. We value each and every one of our residents and it is our pleasure to provide you with great living. Please let me assure you that there is no security code for our gate. All residents are given a gate clicker; their cell phone number is attached to their apartment number in the directory so each resident controls which of their guests gains entry. You can dial the office from the gate during business hours by pressing 0000 and we will allow entry. Please contact our courtesy officer or on call maintenance by dialing 9723813853 if you notice any issues with the gate, regardless of the time. Unfortunately, I was a home owner prior to joining this team and am not afforded the luxury of living on site. Should that situation change I would love to resident in one of our townhomes with direct access garage. Please let me know if you'd like to further discuss any areas of improvement. I'm here Monday - Friday and can meet on a weekend if need be. Thanks, Emily
