While I can say in my 13 months living at the Gates (Marquis) of Frankford Springs was nothing above average or hardly ever a complaint, I would just like to warn potential renters regarding your deposits.

Upon my move out in early September 2004 (weeks before the change in ownership), I was told I need not be present for the walk through, and I would be informed of any holds on my deposit with a detailed explaination before a refund was made. Needless to say I regret my decision not to be present even though I was moving out of state the next day.

Bottom line, the place was sold, I was accused of "bleach staining the carpet beyond repair" and a check arrived for only $77 of my $650 in deposits later in the month. Since the property was sold, I was referred back to the managing property at the time of the sale, Greystar Inc, at which time the finger pointing began as to who had ownership of my deposits after the community was sold.

After an initial email from the regional manager's assistant, I received absolutely no help in reclaiming my deposits even AFTER I returned to the property (and with thanks to the new management since the unit was still vacant) to take photographs of the supposed damage as well as internal records that the carpet was already over two years old at the time I moved out and still considered in "OK" condition by their files.

While I can only say it is refreshing to hear that things are looking up at this property, please, PLEASE stay away from ALL Greystar properties in the Dallas area as their management is not willing to listen nor care what they do with your money after you are no longer an renter at one of their properties. I should also note that my complaint to the AAG Dallas and BBB of Dallas were returned as unanswered by Greystar.
