I lived here for well over a year. the management was always friendly and talked straight. No real issues. It's on the cusp of a bad area. When you live less than a block from lower Greenville and the seedy bars that I enjoyed while living there - it's to be expected that there will be some minor issues. The neighborhood is what it is. If you want perfect - go to the burbs.

If you want a little fun in a convenient area where you can WALK most places - this is a good place.
