Here is the real scoop on the Verandas

I have lived here 3 years now and it has done nothing but go down hill. Most everything I have read is pretty much dead on. This used to be a GREAT place to live! Management had nothing to do with it though. This property is a top rated one; it is the other one's surrounding it that have brought in the trashy tenants, thieves, peeping tom's and so on. Yes, rent went down because the Verandas could not compete with the lower priced apts surrounding them, thus they had to lower their pricing to stay competive and occupied, which in turn brought in "less than desirable" residents.
The previous management company (Mid-America) actually owned this property. Lincoln Property (as of March 07) is just a management company working for GE Financial (the real owners).
Yes, the new managment team had all the appropiate paperwork, computers, staff, records, etc to run this place properly from day 1. The problem was they came in at the last second before the execution of the sale, (they had known about the sale for over a month) and instead of trying to figure what was what; they tried to hire the existing staff. Clearly, that did not work. They have wanted to get rid of this place for over a year and they sure as hell were not staying. So now all Lincoln does is blame everything on previous managment.
here is what not too expect:
DO NOT EXPECT LINCOLN to answer their phones between 9-10, 12-1:30 or 4:00 or later. The answering service will do that for them.
DO NOT EXPECT LINCOLN to return your phone messages. I have left 2 over the phone and 1 in person and have yet to have it returned.
DO NOT EXPECT LINCOLN to fix the gates, they have NEVER worked. Not really their fault when people like to "move" the gates with their cars.
DO NOT EXPECT LINCOLN to have the animal ---- picked up ever! I have pleaded this case til I am blue in the face. Oh, they have promised and promised, but....
DO NOT EXPECT LINCOLN to have a parking spot at the leasing office. I swear, you would think there is 20 new potential residences in the office. Just go in and see for yourself: None. I guess this is employee parking now.
DO NOT EXPECT LINCOLN to talk to you unless you have an appointment (accounting person). Oh, and definetley do not show up on time and actually expect her to be there for said appointment.
DO NOT EXPECT LINCOLN to actually tell you they are inspecting your apartment and do it on the day they tell you. I made arrangements for 3 freaking days for my dog to penned up so they could do their inspections. Did they show up' Take a guess! Oh, but they did the following week. Just walked right on in when I was in the shower. No apology, nothing! In fact, acted like I was in their way. Customer service at it's BEST.
Let's talk about the maintenance supervisor. Whew, what an absolute moron! I come home one day from an appointment (I work out of the house) and he is standing in my garage. I asked why. He states he is inspecting it and needs to know which garages are assigned to whom. I tell him the answer and then go on to tell him, that he did this 2 weeks ago when he "inspected" my apartment. He says "no he didn't". I reiterate to him, that he came in when I was in the shower that he specifically asked to see the garage and verified the garage number for this purpose. He still had no clue. Then he goes on to tell me that I received a notice from management that I should have returned informing them of my garage #. I told him that I had not received any such notice. He gives me this condesending look and just walks away. I proceed to go in my front door, and guess what I see: the notice that he is refering to. I left 30 minutes ago and they put this notice on my door and here is Maintenance man telling me managment has sent me a notice. Nice notice dude. So I mention this to him, and he starts to tell me how Mid-America didn't do this and didn't do that. I cut him off right then because I know for a fact he full of it.
Bottom line-DO NOT MOVE HERE. DO NOT BE FOOLED BY THE POOL AND THE TREES AND THE LOCATION.
