Coronado Villas is one of the less expensive apartment complexes in Denton, and you get what you pay for. The units are old, and the remodeling job that they did was not great.

When we first moved in it was obvious they hadn't really cleaned the place properly. There were lumps on the wall where they had just painted over whatever dirt had been there. The vents and blinds were dirty too. There were huge holes in the wall that needed to be fixed. They had steam-cleaned the carpets when they really needed to be replaced- previous tenant had un-housebroken pets and the stains began to seep through after a few weeks. Actually, they were also putting in new linoleum and didn't have it done by my move-in date, but nobody called to mention that to me or my roommate. That was a huge pain.

Maintenance was slow and if they did show up they were unprepared. My roommate wanted to have an extra closet rod installed (a pretty simple request) and it took the maintenance guy 2 trips spread out over about 2 weeks. They never tell you when they will be coming by, and once they even 'keyed in' to the apartment while I was there.

Everything there is outdated. The appliances (stove and dishwasher especially) don't work very well. The insulation is horrible, so if you're in a two-story unit expect a $200 electric bill in the summer. There was a leak somewhere in the complex the whole time we lived there and the outrageous water bill got passed along to the residents. The pool was closed for half of the summer for repairs and they let it get swamp-like- pretty disgusting and attracted lots of bugs. The walls are thin and you can hear EVERYTHING your neighbors do.

The office staff was always nice but I still wouldn't recommend it if you can afford to live elsewhere. You will probably end up paying a higher electric/water bill anyway so it isn't really worth it.

I just visited Coronado Villas and The Fountains and did a little compare and contrast. The Fountains offer similar square footage for similar rental rates, but they are much newer and "nicer." Fountains were built in 2000, whereas Villas were built in the 70's. It's true that Villas are a bit dated and some of the repair work looks a little sloppy. But in my opinion, it gives the apartments more character and charm. Also, the staff was really cool and laid back. They know what condition the apartments are in, so they're much more lenient with what you do to them (as far as nail holes, painting, replacing thermostats, etc.) The Fountains, on the other hand, appeared much newer and "nicer," but the management was cold and completely unwilling to allow any "customization" (like painting) to the units. The two complexes have completely different atmospheres. And although most of what the original reviewer said was true, his or her complaints are exactly what make the place appealing to others. My advice is to do your homework, research many different places, and visit a number of them. You can tell a lot about a place by visiting it, and you should be able to tell at a glance what "problems" you'll be able to deal with, and which will become deal breakers.
