Please think twice (or more) before signing a lease with Place to Be. I made that mistake and have regretted it ever since. I should have gone on instinct and walked out of the office when I went to sign the lease based purely on how the leasing agent treated me. He was entirely disrespectful and he was unable to satisfy any of my questions. But I thought that I was getting a good deal: near campus, relatively cheap, and all bills paid. (Get a copy of the community policies as well - wish I had read them BEFORE I signed anything, even an application!)

After signing the lease and going to move into the unit (I did a pre-lease, don't do it), I realized that the unit I had been given was not like the unit I had signed the lease for/had been shown - there were several major differences. When asked to discuss the problem with management, they wouldn't even speak to me - I guess they believed it did not matter or that my problems with their apartment were not large enough to bother them.

After doing some checking on electric rates, I realized that the all bills paid cap is a joke - an apartment's electricity alone (in Denton) is $60 up - which is right around where their cap is. How can that be all bills paid''' It isn't!!! If they're just going to pay for water and trash then they need to SAY that's all they're going to pay for!

While shopping for another place to live, I found that they have a VERY poor reputation in Denton (not just what's on this site). Other property managers were very wary of these people and had nothing nice to say about them. One told me that they were full because 10 people had moved from the Place to Be properties, all with horror stories of the property and the management. Every student I've talked to at UNT has either had personal experiences with this company that are very very negative or have heard horror stories amounting to the same.

They have been taken to the Better Business Bureau several times in the last few years. Go to the BBB's website and do some checking on this and any other property you're considering.

Do some researching before you sign any lease. (I certainly wish I had but I didn't think I would have any problems, the inital tour/meeting with the leasing agent was pleasant and the unit looked nice). Check with the off-campus housing department and the student legal services about statistics, how many complaints are filed against these people, etc. It will save you time and money and many headaches if you do these things.

Follow the guidelines set out by the Texas Apartment Association as well as other rental organizations in the state in regards to finding an apartment (talk with residents, is property safe at night, that sort of thing).

If you're having problems with them or have had problems with them, please publicize it! Take them to the BBB or the city chamber of commerce. Or the local/student paper. Check the online archives for UNT's student newspaper and you'll see that they've written extensively about the complexes in the area, how they're treating students, and the problems students are having with them.
