I'm glad I didn't listen to people's DRAMA on these reviews when I moved into Somesuch Place. I stayed for two years there and enjoyed it.
My suspicions that people were overreacting were correct. I had absolutely no problems with the management or my apartment. Whenever something malfunctioned, someone fixed it within a day usually. The people at the office were always nice and helpful. I figured if I would have a problem anywhere, it would be with getting my deposit back, since everyone complains about that, but I got it all back save for a carpet cleaning, which I expected.
I suspect the people with bad reviews are the ones who don't pay their rent on time or are just plain rude and demanding. Granted, I also had a newer apartment (that probably cost more than other apartments from TPTB) so as far as your place falling apart - keep in mind that you get what you pay for.

As dramatic as some of the opinions may be, I took a visit to the office to get more information and they weren't very polite. It seemed as if giving me a little bit of information was too much for them to handle. This makes me wonder if what people are saying is really true...
