it's just ok....nothing extraordinary

a huge problem with these apartments is the utilities (water and electric) bill.
this is some shady business! these bills are super expensive and you don't necessarily pay for what you use.
your utilities bill is an average for the 4 apartments in your section.
this is ridiculous and forget about asking to see where they come up with the bill because it is complicated to understand.
the neighbors themselves are an annoyance.
there are many ghetto people that love to blast their slow rap.
this is supposed to be a "quiet community" but it not one at all.
as a college student the parties would not bother me at first (i have lived across the street from a delta lodge house before and NEVER complained), but when there is a party on tuesday night then there are problems.
if you complain to the office, they will slap a $25 charge for noise.
since there are no parking stickers, anyone can park in here.
this causes some problems for the residents since we have to sometimes park on the street.
the size of the 2 bedroom apartments is decent...the value for the price is ok (except for the utilities bill).
the buildings are older and they should repaint the outside.
the plus side is the management.
i have found them to be very nice and they do care about how happy you are here.
we have had a few maintenance issues but those were taken care off right away (they were not big things).

Some valid criticism, much nonsense. Exterior needed painting and repairs-done. Parking lot resurfaced & restriped in Aug 2005. Parking stickers now used. There is no problem whatever with parking. We have large well-maintained units. The building is master-metered for water and gas, and submetered for electricity. Some people (very few)do not understand utility proration and no amount of explaining it to them will help. Our books are always open and we will always take the time to fully explain utility bills to anyone with the ability to do grade school math. Our overall bills are lower than in the newer untis where each utility is paid for separately and a separate deposit is requied for each one. Come see and you will agree that we have the best values in Denton.

I lived at the Raintree apartments from August 2003 - August 2004. I absolutely loved the place, mainly because all of my friends from the dorms and i all moved to the same place. I had one of the townhome units and found the value AMAZING!!!! I never had any complaints with our electricity bill, but i believe it was because since i was in the townhouse unit and had my own electric box. All of my other friends had the regular apartment style and they constantly complained about their electricity bills and how outrageous they were since they were all shared with other tenants. Over all i love the location and the $$$ of Raintree. Many, many, many great memories at these apartments!!!!

I wrote this review back in 2004, so please take note of that...I am sure that a lot of things change in 3 years. I think that the management's response to there being "much nonsense" in my review and attacking my math is offensive. So they repaved the parking lot and issued parking stickers in 2005 - that's great! That was a problem that needed to be addressed and they fixed it. The issues I was addressing were stemming from '03-'04!
I lived in a 2 bedroom flat and the best part of the apartment was the size of the living room (HUGE) and balcony. I had a friend that lived in the townhouse and I thought their place was also nice and spacious.
I had a lousy downstairs neighbor and after letting his loud music and friends slide by for a while, I finally placed a complaint with management (of course I talked to him first about the problem but that didn't help). The situation was taken care of immediately and I never had any issues with him after that.
However, I want to make clear that I DEFINITELY recommend this apartment complex. The staff was truly great and the attention they paid to their residents is unmatched. Believe me, if I was still in school there is no way I would pass up this apartment and the value. It was the best community I lived in and that's all because of the staff.

If that first response is really from someone who works at the Raintree office I would have to pass on these apts. That is no way to talk to a resident. You do not win people over by belittling them and insulting their intelligence. RUDE!!!!!!
