Although I enjoy my apartment, and find the complex to be peaceful, the management has some problems. They are trying to coerce tenants into signing documents that they don't have to sign...and are overcharging some (and possibly all) tenants for utilities. If you didn't sign an Addendum for Trash Fee Allocation, then you shouldn't be required to pay the $4.89 trash fee that they've thrown into the water bill. My lease specifically states that the complex will pay for trash services. I never signed a trash addendum, but when my lease came up for renewal, they tried to get me to sign a backdated addendum (backdated to a date 15 months ago). If you have a 60-day requirement for your notice to vacate, then the complex has a 65-day requirement to advise of any changes to your lease. The complex simply advised me of the change in rent. They never said that rent would really be a higher amount less concessions, never said I'd have to pay a trash fee, or sign a Concession Agreement, or sign a Trash Addendum. Therefore, I refuse to agree to any of those items and will not sign them. I made changes to my renewal agreement to reflect the amount that their notice said rent would be. If they don't want to accept it, they will have to file an eviction suit and then plead their case in front of a judge. I have questions about the legalities of their submetering procedures and am researching it. The complex has a deadline to provide records so that I can determine whether they owe me money for incorrectly submetering water and allocating trash. I'll post my results after the research is complete.
Oh...Also, this month, they sent out the water bills late. They are dated 5/31/05. I didn't actually receive mine until Monday 6/6/05, although it could have been delivered Saturday 6/4/05. The due date is 6/7/05. According to the Addendum for Water Submetering and the TCEQ, the due date MAY NOT be less than 16 days from the date the bill was mailed or hand delivered. Therefore, you should not be required to pay any late fees unless you make your payment after June 16, 2005. If you pay your bill between 6/7/05 and 6/16/05 and are required to pay the late fee, please post a reply to this review because I'd like to contact you and report the problem to the TCEQ with the input of several tenants.
As for a regular review, here's how things stack up:
Parking - Decent at my building, but I can see that a few buildings may have some issues.
Noise Level - Really, it's remarkably low considering how close we live to the airport. I do have a noisy neighbor that enjoys his music, but other than that, all I hear are noisy people outside every now and then.
Grounds - They do a decent job of picking up after the litter bugs that live here and keeping the lawns mowed and bushes trimmed. Landscaping is decent.
Safety - Plenty lighting, usually kept working. There are some crime problems now and then, but it's not just this complex - it's the DFW area. I moved into a third floor apartment because I figured it's really inconvenient to break into and carry stuff down two flights of stairs, but a neighbor across the breezeway was completely wiped out about a year ago. My car was broken into once and the radio stolen and I've seen plenty broken glass around to indicate other break-ins. However, it's generally safe to walk around outside after dark and I feel fairly safe in my apartment. They do have an alarm system that you can use. If you want to pay the city for a permit and a monthly usage charge, then you can have your alarm system monitored.
Office staff - Those that I've met are not the most professional and I've had one flat out lie to me and say that she has a signed copy of a Trash Addendum in my file. When I asked her to fax a copy of it to me, she pulled the "if I have time" routine and then never faxed it. I have NEVER signed a Trash Addendum. Another staff member that I've met has absolutely no sense of humor. I was in the office while another tenant was trying to be extremely nice to her and just make her laugh, but she chewed him out and told him that she didn't have time for his non-sense. After he left, she told me that he was really irritating her...I don't know how.
Construction - I haven't had any major problems. They don't have top quality products, but when something breaks (which isn't often), maintenance usually fixes it very quickly.
Maintenance - No complaints. Very quick to respond. All repairs seem to be done correctly.
Overall, I'd say it's average. It's really probably slightly above average, but that wasn't a choice. I wouldn't say that it's superior.
