Over the past several weeks I have noted a number of people moving out and I have noted the conversations around the pool often being about the increase in rent. It is clear the property cares more about the "market rate" (what they can get away with charging someone) rather than keeping good tennants. Marke rate is determined by occupancy levels, not what they need to charge to make a profit. Its an excuse to say, tough, if you dont like it go somewhere else because I can rent your appartment for more than I am charging you in a minute. (That was exactly what the property manager said to me when I questioned my increase) My rent went up on my last (6 months) renewal $55 and this renewal $55. My electric averages $175 a month set on 72 degs, not a very energy effecient apartment and they recently forced everyone to start paying them for cable. To give everyone an idea....here are costs: 1 bdrm, 1 bath w/garage, 2nd level.... rent: $860.00, Cable: $45.00, Water: $28.00 (ave/mo).. Total paid to Colonial Grand a month: $933.00 PLUS an average of $175 per month for electric. Thats a total of $1108.00 a month to live there, for a 1 bdrm! Oh yeah, and their staff is not as freindly and helpful as you would expect. There are worse places to live but considering all, for the money, there are a LOT better also. Ok, some Im an idiot for resigning!

I completely understand what you mean by how much rent you pay for the amount of apartment you get. I have the same 1 bdr 1 bth attached garage and 2nd floor apartment and am not paying as much as you, but am still paying 2-3% over market value. I also had the same attitude of, well when you move we will lease it for more. Completely unprofessional and rude! Also, my square footage is (according to them) around 963sq; however, while shopping around, I looked at 800 sq that was bigger than were I am now. I'm thinking they are adding the garage with the sq. The management use to be so much better before these guys took over late 2005. I haven't had a good experience since then.
