I will try to make this a condensed version but it will not be easy. I sincerely hope the management team and the property owners read this review. Maybe it will be a wake up call.
-As everyone else says, parking is a nightmare. Most residents seem to use their garages for the storage of junk and non-working vehicles, thereby taking up what little visitor parking there is. My one and only vistor has to park outside the gates and walk across the whole property.
-Noise isn't so bad for me since I have a townhouse plan, but I can hear my neighbor's garage door (right under my bedroom) and loud cars and motorcycles very late at night during the week.
-The grounds are nothing to write home about. I want to warn potential residents that they will charge you an additional $15-$20 PER MONTH in "pet rent" if you have a pet. I was told this covers cleanup and "pet stations". Since I do not have a pet that goes outside I don't believe that I should have to pay to clean up someone else's pet waste. And considering the amount of pet waste that I see all over, I doubt this money is being used in the fashion they are telling me. Also, I was not told about this "pet rent" until the day I moved in and was writing checks for my move-in costs. Unacceptable.
-Safety' I've seen the gate work twice since I have been there. It's been wide open at 4:00am. I constantly have to dodge the kids playing in the street with no apparent supervision.
-Construction: For what I pay in rent, I expected MUCH better. I have ONE usable drawer in my kitchen. ONE. ONE lower cabinet in kitchen. Everything else overhead. No linen closet. No closet space at all. Cheap fixtures in bathroom and kitchen. I already had to buy a new shower head, shower curtain rod, and a storage cabinet for my linens and such. No cover on the porch making it impossible to use during the day unless I want a sunburn. The opening for the garage door is so narrow that if I don't aim my car just right I'll tear up the side of it.
-Maintenance has not been an issue yet. I haven't been there long enough to have anything break. Trash pickup is very reliable.
-Office staff is friendly, but then I rarely go to the office except to pay rent and pick up packages. I have more of an issue with the management company and my leasing experience. Once they got my money (and fees and deposits and MORE fees) they seemed to not really care anymore. When I signed my lease, they neglected to tell me until I was writing checks that there would be the $15 "pet rent" PER MONTH, a $40 remote deposit (you can only have ONE), and a $10 fitness key deposit.
Overall, I would say LOOK before you lease here and MAKE SURE that is what you want. Drive around the property (the gates are open anyway) and look for yourself. Reading the reviews before me all I can say is that the overall rating is much deserved. There are a lot of things I wish I had known before I signed my lease.
