I lived at this complex for over two years. The complex itself was okay, it was generally safe and parking was okay (although we did have a garage -- any visitors I had could never find parking).
After two years, my wife and I decided it was time to buy a house. Our joy of home ownership was tempered when we received a letter claiming that we owed $100 for cleaning, $200 for touch-up paint, and $1500 for new carpeting due to pet damage. I have lived in 4 apartments in DFW, with pets, and this is the first time I was EVER charged for anything. I even did a walk-through with maintenance (who found very few issues), but they insisted they had pictures of all the damage that was caused.
Before I moved in a few years ago, I was warned by this site and various people I know that they will try to get you on move out.
In particular, the manager, ----, is exceptionally difficult to deal with. She pretends to delegate everything, yet handles things behind the scenes to portray her employees as the bad guys and shield herself from criticism. During my dispute regarding the fees, she was unwilling to discuss it with me at all, and instead referred all calls to her leasing consultant.
This was basically a "damned if you do, damned if you don't situation", as it was either pay legal fees to dispute the claims and potentially damage my credit, or, negotiate down to a reasonable amount and pay it (just to be done with this awful complex). I chose the latter.
All I can say is, after living at the Mansions, I warn you to steer clear and move to Seramont next door (it's nicer and newer, and the management has a lot of good folks). Mansions is only looking for an easy buck by assessing charges against uneducated tenants who do not know better, and will simply pay their fees. Fortunately, I know better (you cannot be charged for normal wear and tear), but I chose the quick, easy way out, rather than facing irreperable damage to my credit and lofty legal fees.
If you do move to the Mansions, no matter what you do, take pictures at move-in and before you move out, and document EVERYTHING.

Please listen to this person. The Mansions is a complete rip off. Let me tell you a few tit bits. I am very pleased to be moving out shortly and have followed the advise of taking pictures before I leave. Let me begin with the office staff, first you have ----, the apartment manager, she has no concern for any of the residents, will never greet any of the residents at happy hour, will do her best to ignore you at all times. Lives on property as most of the office staff do, has 2 dogs that she lets poop anywhere and never ever picks up. Her office staff have no respect for her and constantly ----- about her. She sits behind her desk at the back of the office, rather than get off her lazy ass she just shouts from her desk. Any complaints etc, she will leave for her office staff to handle, she doesn't know what customer service is all about. She started at the bottonm of the ladder but rose to the top due to the fact that her sister works at corporate office. Then you have another office member who sleeps with most of the single guys in the complex, beware, she is the biggest gossip ever, she enjoys discussing residents business with other residents. Anything to gossip about she will tell you all... She knows all about your business.
I totally agree, look at Seramont, the apartments next door, they are nicer and the office staff are genuine. Once again if you have any sense do not move to the mansions, all they want is your money. This is the worst complex I have ever lived in. Please take this advise seriously.

If any of you become victims of "rent concessions" please contact me at screwedbymansions@sbcglobal.net. These fees are illegal. If you know of anyone that has been charged rent concessions, please give them this e-mail address. Breach of contract(breaking a lease) people are welcome to respond!

This is ridiculous,and slanderous at the least. These people do their job and are great to work with. Any apartment complex will try to recoup on carpet cost. People do not believe this

While I can agree that any business should recoup on damages that actually occur....let me ask one question. If the apartment is performing major renovations to each unit, including ripping out countertops, cabinets, replacing carpets with hard-wood floors...why would they they charge a former resident for replacement of the carpet?
