I have lived in the complex since 2000 in both the 1 and 2 bedroom units. The electricity bills are high for the size of the units. Poor insulation at doors and windows accounts for this - the AC runs almost continously throughout the hot times of the year (in Texas that is about 6 months!). Expect $150/mth easily.
Builders grade carpet - wears down very easy and becomes almost flat with foot traffic. The water service is high for the size of the unit. I paid on average an extra 25-30$/mth for my 2 bedroom unit for the water service.

The complex did recently remodel the exterior with new trim and new paint and with new secure mailboxes. They do offer free value added services such as the massage therapist and tennis lessons, free DVD rentals. Ample parking only because the complex isn't at full capacity. I honestly have to say that the walls are NOT paper thin. I have played my TV loud at times and my neighbor says he has never heard it once. Most of the noises come from outside when a pool party is taking place. You will also hear the planes CONSTANTLY flying in to/from DFW as this complex sits within 2 miles of the busiest airport in the south west.

The units do show signs of age: flat paint, basic cabinets, old A/C, plumbing and fixtures. I think that the prices do not accurately reflect the true age of the complex. In my opinion, unless you are allowed a price break due to a promotion, you will be paying above market average for a complex of this age/quality.

Location makes it a plus: you are about 30 minutes from either downtown Dallas, FT Worth and within minutes of DFW airport. Highway access is no problem and you will find your commute easy to start.
