Are you looking for a Townhome in Euless, Texas' If so, let me take the time to forewarn you of Park Place Townhomes located at 425 E. Harwood RD. in Euless, Texas. I have lived here for almost a year now, and I have had nothing but trouble with the management of this place.
When I first moved in here in Decemeber of 2006, I rented a one bedroom loft. The first month, I had a huge leak in the shower that soaked through the wall and the floor that completely soaked through to the ceiling below damaging my cloth recliner. It took the management over two weeks to fix it. This fix included cutting a hole in the wall and floor, then hiring an outside person who came in and did the worst drywall patch and paint I have ever seen.
My first month, the weather became cold and I turned on the heater. To my dismay, the house would not warm up. I found out later that this was mainly because the door had the wrong size weather stripping in the frame. Additionally, the windows were poorly sealed. For a one bedroom that was less than 900sqft. my electric bills were running almost $400.00 per month.
In April we had a hail storm and a hail ball put a hole in my skylight. I moved out of that unit in June, and even though I made several requests to have the skylight replaced, it was still broken when I moved into a two bedroom.
In June, my daughter moved back home with me to go to college and because my lease was not yet up, I transfered to a two bedroom. (They made me sign another 6 month lease and pay a $250.00 transfer fee.) I requested that the unit I moved into be upgraded with new appliances, brushed nickle fixtures and supposedly new countertops and carpeting, along with a request to have the front yard, which was a disaster re sodded and the rain gutter fixed. Per the contract, I would pay an additional $100.00 per month for these upgrades. I made these arrangements and requests a full 6 weeks PRIOR to moving into the 2 bedroom unit.
I work from home in a virtual office which requires the internet. I had all of my utilities, including my internet transfered to the new unit and moved in on the first weekend of June, 2007. The utilities in my old unit were disconected the following Monday, except for the internet which had been transfered after 5pm on the Friday of the weekend I moved. At that point, I had no choice but to accept the unit as it was and move in. Otherwise, I could not work.
None of the yard work I had requested had been done, the dishwasher was not installed, it had been pushed into the hole where it belonged but had not been hocked up to the water or drain. The refridgerator ice maker did not work and, the first shower caused a leak in the tub which came through the ceiling downstairs. I notified the management immediately of the leak, but it still took them almost a week to get it fixed.
By August several of the issues I had wanted fixed prior to move in had not been fixed. After repeated phone calls to the management, I finally called the regional office and made arrangements for the regional manager to come out and look at the issues I was having. She was supposed to come out on a Monday. She never showed up or called to cancel.
It took three more phone calls and another 4 days to get her to come out. When she did, she agreed to fix the issues immediately.
In September, still I had not gotten resolution to all the issues that I had. Along with that, the air conditioners kept going out, freezing up and instead of replacing the units because they were so old and rusted out, they would just wait for me to call and tell them that they were not working again and they would come recharge them because they were leaking freeon (or whatever it is that makes them cold) This seems to be the primary management option for this place. Don't fix anything, just use some duct tape and super glue.
Everytime I called about getting something else on the list of issues fixed, I was told "We don't have a work order for that..." Apparently, this ongoing comment when you need something fixed is a standard excuse.... "They did not tell me..." "I don't have a work order..." "I thought that was taken care of..."
In September, I finally told the mainenence man that I was giving up on getting anything fixed, especially the front yard and rain gutter. He told the management staff I was not going to renew my lease and they finally fixed the front yard. I am told that when he told the management that I said they agreed to resod the front yard...they told he that they really did not mean it, they were just saying that to pacify me......
I found out why they had been putting off fixing anything in October when the complex was sold to a new ower/management company. I had hoped things would improve. Especially in the Maintenence area. Thus far communication was almost non existent. Unfortunately, it is now Decemeber and the new owners have not proven any better.
In October, I had a major toilet issue. Apparently the vent pipe had become blocked and they had to get a plumber out to clear it. Between the 'missing work orders' excuses and the'can't get the plumber out' excuse and the 'I did not know it had not yet been fixed' standard reply....it took over a week to get them to fix the toilet, thus, no use of that bathroom for the week. Then, I stared at a huge hole in the wall for a week before someone came to patch it. They did not even have the common courtesy to call and let me know when someone wuold come fix it. One day, a man with no identification knocked on my door telling me he was there to fix the wall. I had no idea who he was. I am a woman...I was alone in my house....don't you think he would at least be carrying SOMETHING to identify himself''''
Well, I let him in and he did a patch....which looks nothing like the texture of the rest of the wall.... and he was supposed to come back after it dried to re paint the wall.......
No attempt has been made to paint it. This is now into December! It is just a big ugly gray drywall splotch.......
Now, in Novemeber I submitted my legal Intent to Vacate/Not Renew the Lease to the management of Park Place Townhomes. (Gee...wonder if they understand WHY I don't want to renew the lease'''')
Today, I find a flyer on my gate asking me if I would like to renew the lease and recieve some great upgrades to my unit....for a price.....
Funny thing is, all the ugrades they offer, at an additional $100.00 per month I already have....because I had already PAID for those very same upgrades when I signed the lease in June! Additionally, the inform me that I will have to pay $6.00 per month for garbage pick up which previously had been included in the rent. So, for lousy maintenance, half of the upgrades I was supposed to have had originally, all the time I have lost chasing down 'Work Orders' and the general pain in the butt of dealing with things breaking all the time will only cost me .....

Oh...and don't forget..... $6.00 per month for garbage....
Now, after I read the 'Invitation to Renew my Lease" I thought, this is a crock! I called the management company to tell them that I already had the upgrades, but that I would like my DAMN BATHROOM WALL FIXED...... and you guesses it!!!! "We don't have a work order for that..." So I asked for the Management Comapny's Corporate Office number. I could not get past the Regional Managers receptionist, I had to leave a message.... Obviously, I am NOT important enough because I ONLY pay $1180.00 per month right now.....
The Regional Manager called me back, though it took me a few moments to figure it out because she had my name wrong.....
I explained my dissatisfaction to her... and this was her reply... I quote...
"Why do you care if you are moving out anyway'"
At that point, I asked to speak with HER supervisor... and she gave me a name and a number. I called and again...could not get past the receptionist. The receptionist told me she would call the onsite Manager and basically decided for herself if it should go to the Regional Managers supervisor.
Well, now I feel like ALL my issues will soon be addressed.....

Moved here 2 months ago. Live here now and I face similar issues, but have no time to go through all. My electric bill is $400 this month. Have a 2 besdroom town home at 425 E Harwood. I signed a 6 months lease so I should be out by April.
