This is the worst place I have ever live in my life! They NEVER return phone calls. They lie about important issues. They don't properly repair damages if they even come to repair anything. They say they will do things then never show up. They act like they don't remember you even coming in the office to discuss matters. The electric bills are over 400.00 dollars a month when you are hardly even home. They don't care about their tenants. They pass the blame on to other parties. They can not keep renters, people are constantly moving out. This is horrible! I was so looking forward to living here and it has been the worst nightmare. Good luck!

Welcome to Park Place :( Sorry your experience has been as bad as mine. I've been stuck here for a while, can't find another place with a yard for reasonable rent. I have no suggestions for dealing with management/maintenance (the people involved seem to change regularly anyway)...however, for the electric bills, I have learned a few things.
The major contributors to my electric bill have turned out to be the the air conditioner/heater. My bills were $375/$475 last December/January with moderate use of the heater, only using when it was really cold. I cut my last two bills by *more* than half by not running the heater or a/c *at all*. I bundle up and use an electric blanket when it's cold (blanket paid for itself in the first month!) To cool, I've installed insulated blackout covers on my windows (on the inside). I made them myself for less than $100. They haven't been been tested in the heat of summer yet but I can already tell a difference.
The water heater can contribute as well. Depends on whether you have one of the ancient 25 year old water heaters that a lot of these units have. No tips for this, other than to check the thermostat and turn it down if possible.
Another place to check - your clothes dryer. I realized my dryer was taking much too long to dry, and discovered that my dryer vent was clogged. This required a call to maintenance to unclog since the vent travels through the walls and most likely up to the roof. The inside of my dryer was also clogged, I suspect because the vent was clogged. Had to open the dryer up and clean it out. Now it works in half the time, and is no longer a fire hazard.
One other tip. Try calling Oncor for an electric meter test/calibration. Mine was free because it had been more than 4 years since it was last tested. The test results came back as "good"...however, I saw an immediate drop of 5-10 kwh per day (I've been measuring daily to figure out what was using so much electricity).

Thank you. It sure is a shame, I thought I would just love it here. Luxury Townhomes Maybe in the 70's or 80's They are charging too much for what you get. I turned my unit off too and cut my bill in half. Gets really cold I did use the fire place. Thanks again
