I am a current resident here. I don?t want to be too specific because I?m afraid of retaliation from the managment. I guess my problems started on day one. After giving them my money for a deposit and application fee, I was told I couldn?t move in unless I gave them 600 dollars for a "Credit Deposit" If I didn?t give them the extra money, I was out my deposit and application fee. So we paid them and moved in. I noticed right away there was an ant infestation. You couldn?t walk across the floor barefoot, because you would be bitten. Outside there were ant mounds everywhere. After waiting a week for maintenece to fix the problem, I hired an exterminator myself. There was also a problem with the flooring in our upstairs bedrooms. The sub floor had been flooded by a previous resident, and the boards had warped and rotted. If you walked on it, it would bow, and it felt like it would fall thru any moment. It took them over a month to get someone out there to fix it, and the only thing they did was cut large holes in the carpet, and patch 2 small areas of wood. Instead of new carpet, they had someone steam/glue' it back together, but you can still see where the carpet was cut. The door frames in back are rotted (probably why we had such a problem with ants) When I asked them to fix it, all they did was put a metal kick plate over the bottom. It took them 6 months to blow out my dryer vent so I could use my clothoes dryer. My patio screen is the wrong size for my door, and keeps falling off. 25 years ago, the appliances were top notch, but now my ice maker dosen?t work. When I asked them to fix it, they replaced it with a used ice maker that only makes half a tray of ice once every 6 hours. The freezer defrosts all the time, and I have to throw out food that goes bad. (My neighbor?s ice maker wasn?t working and they gave him a new fridge so go figure') My dishwasher has exposed wires, and dosen?t clean at all. theres always food particles on my dishes, even though i rinse them before loading it. There solution to the exposed wires was to tuck them back in the door. Half the time the dishwasher door won?t close because the foundation has shifted and it?s uneven. My stove has 2 temptures, burn?t or raw. Everytime I turn it on, It smells like something died and it?s cooking it. My living room floor is uneven. I had to put wood blocks under my brand new entertainment center to keep it from tipping over. My bathtub was unuseable for 2 months due to maintence washing out paint brushes and hair cloggs from the former residents. The other bathtub worked, but the fixtures were loose from the wall, and still are. One of my toilets only flushes half the time. The breaker keeps tripping and the electricity goes out. This happens if you run the washer and dryer together, or any 2 appliances. Last summer they were supposed to have fixed it, but they put a used breaker in and we still had the same problems. One of my windows won?t shut completely and theres always a draft from the leak.
Now lets talk about Bills. My electric bill is outrageous. I live in a 2 story townhouse, and my average bill was $300 to $450 in the summer, and $250 to $350 this winter. I?ve recently switched electric companies, so it may be just the company I was using. During the switch between electric companies, I had a 10.00 bill that was sent to the office from my former provider. Instead of asking me to pay it (I didn?t even know I had one) I get an eviction notice. I?m also upset about my water bill. In the summer my water bills were around $45.00. This winter they dropped to about $30 to $35 dollars. I started to notice that when they ran the sprinkler system, my bill would go up. I wouldn?t mind paying the extra money if the sprinkler system was on my side of the property, but as they never completed putting it in, it?s only on one side. So my lawn is dead and brown in the summer, and the peoples across the street is green and pretty. And I?m paying for it!!!
Now for the eviction notices. I?ve gotten so many it?s hard to begin. Let me start by saying I always pay my rent on time. I usually pay it early. The eviction notices I get are usually move your childs bike from the front porch. (although it was the only thing on my porch, and my front is always kept clean and neat looking)I was told it violated the city of Euless codes, but could never find it in the code book. Half the time I don?t get a water bill, and on the 15th of every month theres a note saying pay or be locked out. I average One to Two eviction/Lockout notices a month.
As far as staff, there not too bad. I think Julie is a truly nice person, and she is willing to help you if you need it. I think she?s under a lot of pressure from the owners. It?s her henchman who?s the real problem. She?s so fake to your face, all sweet and nice in front of her boss, but if you run into her with out julie, your in for a real treat. Nasty and mean are too nice of words to describe her. Watch out because she?ll tell you anything to get you to rent, but when you go to sign a lease, all her promises are gone. (after they have your deposit and application fee)
I personally plan on moving as soon as my lease is up. Three of my neighbors also plan on moving, from what they?ve told me.
Overall, the place is pretty bad. Little to no maintence, some rude managment, eviction notices for everything. Everything they say they offer is dishonest. I?ve yet to see a golf instructor, a yoga instructor, or a volley ball court. There?s a one rim basketball court. The pool looks nice, but everytime I?ve swimmed in it, it was dirty with leaves and bugs. The water was also cloudy. Save yourself some time and hassle, look somewhere else.

I know the feeling...they are total jerks...i used to live there i hated it....they never sent me a bill for what i "owed" them when i moved out...i just found out it went on my credit report cause they sent it to collections...they are bunch of -------...julie was nice but the other girls were terrible!! so i owe over 2 grand for god knows what cause they hated me....but trust me..they are gonna have another thing coming to them when my attorney gets through with them for what they did to my credit!!!
