I have been here for 3 years. The management company who was first here, when I arrived, was great. Maintenance issues were fixed even after hours with a phone call. Then the 2nd group arrived, and their big issues were fixing up the apartment. Their Maintenance issues(since my a/c would go out once per year) was more geared towards fixing up the place. Now, Pace is in. They will respond to personal maintenance issues, but due to all the rain, the back road has a huge pothole, and it took some time to fix, and its still somewhat there. The Gate, works about for 2 weeks and something/someone breaks it. The Exercise center, Business center, and clubhouse, were moved by the 2nd management company, but the current has not opened any of these items up, and probably never will. Hedges need to be trimmed badly at some areas.
I live in their 1 bedroom 512sqft model and Electric bills are outrageous here. Rent is cheap, but you lose out by paying a 260 electric bill every month.(even if you practice good habits, you still end up paying at least 140) According to other residents, this is pretty common. It has nothing to do with the price per kilowatt, since It was quite low.

Overall, the 2nd management company had it right, I might of stayed if they stayed on track. I have had no issues with flaky billing ever here other than The water/gas/sewage bill.It had some issues, but now its flat priced based upon which unit you stay in. Access to shopping is very limited(give yourself 10-15 mins to get anywhere), and due to traffic on 360, makes it much harder to get around town. Its close to DFW airport thou.

So my request to Pace, is take some ownership in the place, it has all the building blocks to be a nice place. Trim the hedges, Fix up the amenities, and keep the maintenance up to par, this would be a community that your advertising claims, otherwise they are very misleading.
