Nice place to live except for the folks across the fence

I've lived at Crooked Stick for about a year. I like the complex. It is generally quiet and well-maintained. I have three small issues.
1. The folks from Bonaventure who routinely take up parking spaces at Crooked Stick.
2. People at Bonaventure have had a number of very noisy outside parties that lasted into the night.
3. One or two people who apparently live on the back side of the complex race through the parking lot on their way home. Their car(s) is modified and is quite noisy.
