Okay, this complex was reviewed before, but I guess that the review was pulled due to my use of language. Funny, you can't pull up the "review writing guidelines" at this site.

BreckenRidge Apartments is ate up with problems. My wife and I found them by searching the internet, and contacted them. They sent floorplans via fax, after repeated requests. That should have been our first clue.

We went and viewed 2 floorplans, and the units that we were shown were supposed to be ready for move in. They weren't. The first, a 2 bedroom floorplan, still had tools, paint, and debris from the make ready crew in it. The other, a 3 bedroom floorplan, was ready for viewing, complete with the used condom that was found in a closet. We should have walked away then.

We decided to fill out the application, gave them a money order for the application fee, and was told that it would take 1 or 2 days for it to be completed. 2 days later, they were contacted, and we were then told that the application won't even be processed until we pay the deposit for the unit that we were looking to rent. What they don't tell you verbally, and only in a vaguely worded application contract, is that if you are denied for any reason, then they get to keep your deposit to "help defer costs associated with processing an application." Umm, isn't that what the application fee is for' Idiots.

We were approved about 5 days later from initially turning in the application, and was told that we could move in the next day. We had the movers come out that same day, and start packing the old apartment up, in preparation for loading the truck the next morning. Then we learn that you can't move in until after 5pm, when the office of the complex is closed. Why' Because it is "policy". Lets take a look at this policy. Moving trucks take up a lot of space when parked, turning, etc. Moving into an apartment is also a potentially noisy affair and can bother other tenants that live nearby. Yet, you can't move in when people are away at work, school, etc; and when their cars are not in the parking lot. We ended up picking up the keys to the unit from the security guards, fighting parked cars with the moving truck, and ended up blocking several people's cars & the parking lot with the moving truck as it was unloaded. Oh, another thing about the after 5pm move in policy. I think that it is in place so that the office doesn't have to deal with the new tenants contacting them about moving into dirty apartments. Ours was FILTHY when we first walked in. Stains all in the carpet, not vaccumed, toilets / tubs in horrendous condition.

We also moved in on a move in special. $100 discount off the first months rent. What they didn't tell us is that it is the first FULL month that the $100 is off of. We had already paid applciation fees, deposit charges, moving van rental / labor charges, and we now had to cough up another $100' Information was being carefully metered out by the office AFTER it was already needed.

After the initial movein, everything pretty much went along without a hitch. All the utilities worked, cable television was pretty good (Charter Pipeline Internet Service ROCKS there!!!), except that the airconditioner didn't seem to get as cold as it should. Not a big problem, we will just call maintenance about it. Winter is here, it won't be needed much, if at all. Thank goodness.

About 3 weeks into our second month, after paying the discounted price per the movein special, we were served with an eviction notice stating that we were in default because rent was not paid in full. We contacted the office, and were told that the special applied to the very FIRST month that we were there. We told them, and spoke with the manager, that the first month was pro-rated only, and that the discount came off the second month. They said that it is not handled that way, and that we still owe them $100. Everything was finally straightened out, even though the manager refused to return our call stating so, or give us anything in writing as well.

Several work orders were submitted, in writing, about various things in the apartment. Waterleaks, kitchen appliances, door seals on the entrance door, toilet repairs, etc. The requests were very much delayed in being services, and others were ignored altogether.

There is a parking policy that requires the purchase of a parking sticker. We bought ours for $5, and then the following month, another sticker was issued (at a cost of another $5). Details about parking policy were supposedly distributed via a flyer handed out at the guard shack as you entered the property. We didn't get one, our neighbors didn't get one, Quite a few people didn't get one. The notices were put on cars, but a rain storm came along a half hour later and those were destroyed. Parking policy changed so that you can't back in any vehicles into the parking spaces at all. Even if you are unloading / loading furniture. What kind of policy is that' If you didn't have the new permit, then your vehicle was towed as "abandoned vehicle". Guess what, ours got towed. Cost us $140 (roughly) to get it back. The only reason for the no-back-in-parking is so that it makes it easier for the towtruck to tow the vehicles much faster.

Security / Guards leaves much to be desired. These people are ones that you wouldn't let empty your garbage cans, much less arm them with a handgun and let them run around playing GoonSquad. They are the most racially bigotted group that I have seen. Most are black, and the way that they treat non-black tenants is appalling. I hate the word, and don't use it lightly, but the security guards are the definition of the word "n!gg3r" When you need them, they take hours to respond, even when there has been a breakin in your apartment. If there is gunfire / fight / drug dealing going on, they refuse to come around. They were called on a large group of people that were drinking, carrying on, yelling, loud music, in the parking lot after "curfew". The guard came by in his mickey mouse clown "police edition" golf cart, told them that they received a complaint, pointed to our apartment, and then proceeded to hvae a beer with them. A word about the curfew. 11 or midnight during the week, and somehting like 12:30 on weekendnights. At other times, if you are going to your apartment from your vehicle and take longer than 10 seconds, or if you decided to step outside your front door onto the breezeway, then they will tell you to get back inside or you will be given a "Lease Violation". 3 violations, no matter what the cause, and you are evicted. My wife had to go to hospital, was getting vehicle ready, and was told to go back inside. Explained to the guard what was going on, and was again told to go back inside. The curfew is a strictly enforced policy unless you are a drug dealer or a gang member. Then it doesn't exist for you.

After we left, we noticed a new trend going on, and confirmed it with friends that were still living there. If you were late paying the rent, they would lock you out after a week, and the second week, they would toss all of your belongings outside the security fence of the property. No court order either. The eviction process takes at least 1 week after being late for 30 days in Texas. They were breaking the law, but how are you going to fight it when you have nothing to where, no place to go, etc'

Breckenridge may be cheap, look good during the day, and seem like a decent place to live. Believe me when I tell you that is turns to hell once you are actually living there at night. Since repairs and maintenance were not being performed, we broke lease in accordance with Texas Law and were pretty much homeless for 2 months. This was still far better than remaining at BreckenRidge. P0MtU6TIdDkM23RTonAS

I had a friend that lived there and your situation is better than hers. I couldn't believe that the housing authority hasn't closed that place down. It is roach/rat infested and all the appliances are nasty. I agree with everything you said and yes it is true gang members run the place.
