Eh - overpriced for the quality

Years at this apartment: 2009 - 2009
The location is definitely nice. It's convenient to all major highways (with no obvious noise other than the occasional motorcycle which you'd hear miles away anyway); convenient to downtown and the cultural district: reasons why I chose to give this place a shot.
I'm ok with the train noise: I don't think it's so bad, but then again, I'm on the west side of the building. I also like trains. However, the noise from within the apartments proves just how bad the construction is. I have a tiny girl living above me and either she puts all her weight into every step she takes or the ceiling/floor is just not built well. I am up half the night because I can hear her walking around, dropping things, etc. Sure, I should talk to her (I have) but seriously...
Then there is all that you can hear from the hallways in / and out of the apartments. In the hall, I can hear dogs clear on the other side of the wing barking as though they were sitting next to me. From inside, I can hear people clear around the bend having a conversation. There is never the feeling of privacy, even remotely, in these units.
I am not some newbie renter; nor do I expect complete silence from neighbors. I've lived on many a middle floor before (girl above me is top floor, so no wonder she's got no perspective on the noise). However, the company could have done a considerably better job on these apartments, particularly when it comes to the hallways and front doors.
Courtyard view is ok; it's relatively peaceful, until: (a) a loud truck or motorcycle is running in garage, (b) people decide to congregate at 3am to have a party, and (c) neighbors use their patio at - 3 am (what's with 3am, I want to know') to have a convo with a 'vistor'.
I am one of the few people who actually walk their dogs on a leash. Most people use the back area as a private yard, letting their dogs run around without a leash, always saying, "oh, but he's a good dog." That's great for you. Too bad to leashed dogs your unleashed ones are a threat. Not to mention, IT'S THE LAW. And there's no fence. Just inhumane in that regard. Also, I thought there was a pet weight limit of 25 pounds, yet there are so many large dogs (try a Malamute Wolfhound - the size of a small horse).
Maintenance staff has been pretty responsive and knowledgeable.
Parking is usually ok. For some reason level 3 fills up while level 2 always has space.
Office staff are decent, not too unlike most other places I've lived.
All in all, I've not been able to sleep well since I moved in because of being able to hear so much noise (daily activities, nothing blatant or deliberate) from my neighboring units. I may look to break lease and buy house to save the agony and some money.
