Pretty good place to live, new mgmt

Bottom line:
Prior manager was pretty bad, but now there is a new manager who seems to be trying to fix the past issues created by her while also taking care of day-to-day ops.
I haven't lived here very long, but from what i can tell, the place is pretty good. I haven't witnessed any criminal activity (which isn't to say it doesn't exist) and cop lives near me. The apt mgr, Marie, is very nice and flexible. Theresa is still new, but is also helpful. Marie is probably one of the 3 people that left apparently from one of the prior posts (Laura is no longer employed here).
The property looks good -- it won't blow you away or anything, but it's about what you'd expect for the price range and the new staff appears to be fixing it up as best they can.
Other Pluses:
Maintenance crew responds quickly and does a very good job - Ishmael is very nice. Leasing office crew is very nice and helpful which usually isn't the case after you've signed the lease at a place.
Other Minuses:
Community isn't truly surrounded by gates, so parking lot doesn't feel 100% safe at night.
I-30 is a few hundred feet from property so if you get an apt near the freeway, you're bound to hear some noise.
