Overpriced and often noisy

Very overpriced as you can buy a decent house these days and pay roughly the equivalent monthly rent at Papillon Parc. Interior accommodations are not what one would expect given the price.

Area seems to have a termite problem....the wood fences adjacent to my unit are eaten away and I had one infiltration into my unit during my five year stay. Looking closely I could see where termites have damaged the interior walls (since painted over).

While no one lives above or below you (you rent a two floor unit) you do have neighbors on either side and often noise is a problem....not so much from residents but from their pets. Which leads me to comment on the worst 'amenity' of the complex, the back yard. It is very small and because you have a two story unit on one side and fences and trees on the other sides, nothing grows in the yard except poison ivy and weeds. I call it the worst amenity because the dog owners throw their pets back there and often forget about them, which leads to lots and lots of barking. The floorplans are designed so that your living room is only 15 to 20 feet from you neighbor's back yard, so if you have a barking dog, it is very loud. At the time I moved out, I had two neighbors who owned dogs on either side of me. Things got so bad I needed to call the police since the owners didn't care what time and for how long the dogs barked (often in the early morning hours). The management did very little to fix this and have no written policy on the matter.

Maintenance is spotty....it seemed to improve by the time I moved but still had unsatisfactory experiences. Specifically, a leak in my garage roof wasn't fixed for a month. Rain continued to leak through and now the unit has a mold/mildew problem in the ceiling.

On the plus side, you do have attached garages which are a nice convenience. The complex location is great. If you work in downtown Ft. Worth, it's a fifteen minute drive, and I-30 from Eastchase Pkwy. to the mixmaster is not very busy.

In the end, you ask yourself if this is worth $1,100 or so per month. To me, the answer was clearly 'no.'
