Wonderful apartments

I moved to River Park Place about six months ago from a nearby complex (Montevista, which I also liked) and have been very impressed. Some observations:

Pluses:
- The apartments themselves are very nice, a little bit older than some in the area but well-maintained, and there are some nice amenities (fireplaces, built-in microwaves, etc.).
- There are lots of trees and shrubs and good landscaping, which gives the whole place a nice foresty feeling. This was a big change from the previous complex and it makes a surprisingly large, positive difference in the community atmosphere.
- The office team, Ruth and Natalie, are wonderful - they always remember your name and are genuinely happy to help you out. They are very good about communicating with the residents regarding construction, maintenance, etc.
- I have only had one maintenance issue and it was handled promptly and correctly, so a thumbs-up to the maintenance team as well.
- The River Park area is on the Trinity River and is convenient to the Bryant Irvin, Ridgmar, Camp Bowie and Hulen areas, but still feels secluded. Very nice location.
- The rent is very reasonable, a little higher than some others nearby, but I consider it worth it. We'll see what happens when renewal time comes around.
- An assigned covered parking spot is included in the rent, which I've found to be a great amenity. Non-covered parking is available for visitors or people with more than one car, and can be sparse depending on where you're located in the complex.

Minuses:
- No sprinklers in the apartments. Sprinklers aren't legally required for apartment buildings this size, and given the cost of renovating every apartment to install them I certainly understand why there aren't any, but it still makes me a little nervous.
- There is no laundry room. However, there is the option to rent a washer & dryer. The rate for this is reasonable (about $35/month), but it is an extra cost that must be considered when calculating rent.
- There is daily (on weekday mornings) curbside trash pickup, too, which in itself is great. This does mean that a fair number of residents just dump their trash out on the curb whenever they feel like it, which can be ugly. That's more a resident issue than a complex problem, though.
- Bugs! I've never had an issue inside my apartment and a pest-control company sprays every few months, so this isn't a big problem. Outside, though, it can be annoying to have to constantly sweep spiderwebs (and their occupants!) off your stairs, door, balcony, etc. during the spring & summer months. Wasp's nests can be an problem too, so you have to be vigilant. I guess that's the price you pay for being near the river!
- Since it is a smaller complex with fewer staff than many in the area, office hours are more limited than the bigger places have. Not really a big deal.

Overall, this is an extremely nice place to live. I would recommend it without hesitation and plan to be here for a long time.

FROM DAY ONE I'VE ALWAYS LOVED THESE APARTMENTS AND I LIVED THERE 2 YEARS AGO AND MOVE TO MY 1ST HOME AND NEEDED TO DOWNSIZE FOR AWHILE AND THE SAME WARM FEELING I GOT THE 1ST GO ROUND I STILL RECIEVED IT FROM RUTH AND STAFF THESE ARE REALLY NICE APARTMENTS PLUS THE STAFF IS GREAT..

Regarding the wasps, we lived in building 15 and they were terrible around our entrance and patio. However, we let Ruth know and she would have the pest company spray. Sometimes it was done weekly. It helped a ton! This is a wonderful community! :-)
