They tried to charge us $900 for a new carpet $100 for flea removal(they will try this if you have pets) and other trivial little amounts that totaled about $1200. Our deposit was about $500, so they wanted us to pay $700. They said that they already replaced the carpet, so they couldnt show me the proof. They had pictures, but the pics showed no damage. The maintenance man said he had flea bites, that was their only proof for that. We paid $175 for the carpet cleaners, which they required us to do, and we still were charged for a new carpet. Afterwards, they tell me that they have a guy who could have come out and told us right away that the carpet was too bad to be fixed. We talked to them before we cleaned it, but they didnt bother to mention the guy then.(ASK ABOUT USING THEIR GUY) Also, their carpets have a useful life of 6 years(thats what they told me), our was brand new when we moved in so it had 72 months(6 x 12) of life left. They charged us $841 for the new carpet. 841/72=$11.68 per month. We stayed for 13 months, so
11.68 x 13=$151.84 is the depreciation we subtracted from the value of the carpet. They will recognize and honor this formula and you can apply it, so remember it. We were able to get the carpet cleaning company to agree to sign something that stated we had no fleas and the carpet looked fine. We also had an attorney hear our case, you dont pay them until they perform a service for you, they can give free advice and let you know how you stand based the evidence you have. They never even had to really get involved. I initially told the apartment that I wanted $175 for the carpet cleaning and $151.84 for the depreciation back. You have to keep after them (calls, visits, etc.) to get a response. While they were busy deciding, thats when we got the copies of their pictures and found out the new carpet was in already and found out about the proof(or lack thereof) of the fleas. They QUICKLY called and agreed to take off the two amounts but i didnt agree to it right away. I said i would call them back. My wife and I decided that they backed down so easily that we thought we could get more. Obviously these numbers they give are completely arbitrary. We came back and told them that they had no case, no proof, no leg to stand on. We told them we had an attorney, and we could get written statement from the carpet place, and that we knew of the case where they took fake pictures to a small claims court hearing (different post i read about somewhere). I said we better get all these charges cleared and i told them to come back with a counter-offer to mine if they wanted, but we werent paying a dime. FIVE!!!! minutes later they called back and said that they would drop all charges, neither party owes the other. I got this in writing and got it notarized. This all happened within a span of THREE!!! days. You have to act quickly if you want to win. i reccommend taking pics when you move in and out. The lawyers never had to do a thing so I didnt have to pay them. I felt I deserved my deposit back, but I was happy to get the $700 taken off. There was damage to the apartment and charges were accessed according to the lease contract.

this happened to me too! But we paid the bastards! No wonder their staff can afford cruises. I can't even get a rental because of their stain on my credit. They are going to hell. Worst apartments ever!
